    Accountant for Melbourne CBD

Thank god, they're still in business. James just emailed me saying I'm no longer their customer - it surprises me how quickly they responded this time :p Bottom line, if you're unhappy with House of Wealth, your issues with them will remain unresolved for good.

    Accountant for Melbourne CBD

Hi, Can someone please recommend a knowledgeable tax accountant (for my returns) in the Melbourne CBD area? Last year I was recommended House of Wealth but have so far found them terrible - no call backs and no email responses. Thanks in advance!

    Making my PPOR a sharehouse

No it does not, it just makes me "dodgy", otherwise everyone would be criminals.

    Making my PPOR a sharehouse

But how are they going to find out? I mean on the road it's quite easy with under cover police cars, speed cameras and the occasional chance of causing traffic chaos. But in a house? The only way the ATO can find out is if they follow you home which I doubt they'll do. Actually penalties...

    Making my PPOR a sharehouse

@Propertunity: Rent can be tax deductible, for example if a tenant moves in and it's his/hers company that pays the rent, if using example 2, that would get me into trouble so I would decline any tenants who wants to use the rent paid for tax purposes. @Vbplease: No I don't have a link, I...

    Making my PPOR a sharehouse

No, #2 is legal but conditional i.e. you make your tenants agree beforehand that rent is non-tax deductible (kind of like a gift). My accountant recommended this approach.

    Making my PPOR a sharehouse

If it's really illegal then they should put some controls around it, though I can't really think of any way they could prove where your PPOR is. On the other hand, if it's open to scrutiny then anyone who wants to save a bit of money would do it.

    Making my PPOR a sharehouse

An extension to what Pablo has said, there are ways you can save money without having to move out, there are tricks also to maximise that. The thing is that a lot of people don't know is if you are leasing 3/4 of your property and claiming 3/4 on costs and depreciation, is that it will not stand...

    DIY landlord rental cheap

Hi sorry for bringing back such an old thread. I will become a diy landlord next week, is there a standard condition and inventory report I can download for my tenants to sign? Do I need their passport, birth certificate or drivers license? And other than the Vic tenancy agreement, will I have...

Question about furnishing vs unfurnished bedroom

It seems there are more ads offering shared room in that area, which also disappears more quickly than single furnished rooms. The flat is not close to any universities but is very close to a lot of bank office buildings and attracts lots of professionals. Based on your advice I think the best...

Question about furnishing vs unfurnished bedroom

vbplease: Thanks for your suggestion, a double bed in that case makes a lot of sense. Do you think that is better or would two single beds be more suitable as a lot of people don't mind sharing a room? I think it's much easier to lease out half a room for $150 than one room for $300 pw...

Question about furnishing vs unfurnished bedroom

Hi, I recently bought a flat at the Docklands, Melbourne. The apartment has 2 bedrooms, 2 bathrooms, 1 car space, on the 29th floor with 270 degrees of unobstructed views to the waterfront and city skyline. Tenants will have access to a commercial sized gym - something most other flats can't...

With 1.1 million, where should I buy my apartment?

To Jamie, yes Freshwater is nice but very expensive. I am going with HSBC, I signed today, they said they can get me a formal approval within the week and 80% is no problem for the high density apartment building because it is owner occupied investment. To everyone else, thank you very much...

With 1.1 million, where should I buy my apartment?

I ended up had an offer accepted for a 2/2/1 at the docklands. Almost 100sqm of floor area, 270 degree unobstructive view, you can see all of docklands and the entire city skyline. Problems are lack of airconditioning in the bedrooms and belcony size is only 3 sqm. We haven't exchanged yet...

With 1.1 million, where should I buy my apartment?

The bedroom was the top level - 36th floor - of City Tower on the south bank, it was completed in 2004 by Central Equity. It has 3 large bedrooms, 2 bathrooms and 2 carspace. The total floor area is 135 sqm not including the balcony which looks around 5 sqm. The apartment is covered with marble...

With 1.1 million, where should I buy my apartment?

That's good to know, but you're right, when I looked for my first home I was only looking in the 300 to 400 range :P Rudd's FHB grant is silly, all it does is push up the prices, but I take it the properties in the 600k is unaffected or only slightly affected? I find properties on...

With 1.1 million, where should I buy my apartment?

Hi, I have recently begun looking at apartments for long term investment and to live in. I currently spend about 3 to 4 each day on the road to work (Cr William/Bourke St). I bought my first house two years ago in Canberra, a 4 bedroom, so far I've paid off about 25% of that and my rental...
