    Looking at things from a slightly different angle; The rental market in the inner west is extremely tight. As tight as i can remember it being in the last 10 years. In theory this alone should keep sales prices ticking along.

    House prices may be flat but you can bet on rent rises

    We are continuing to see low vacancies (generally 0-1 week), regular rental increases and plenty of demand from tenants. The inner west Sydney market is certainly very tight.

    Hi, Given that we are often in YIP, we should have a bias towards them, but the truth is both magazines are great and have their own strengths and weaknesses. I would suggest getting both YIP and API!

    Sydney inner west suggestions

    I would suggest trying to get as close to the city as your budget will allow. Suburbs such as Glebe, Newtown, Anndandale, Balmain offer plenty of lifestyle options, close access to the city and a wide variety of unit blocks.

    We find that a simple, LOW MAINTENANCE garden adds a lot of appeal to a rental property. Rumpled Elf's suggestions above are good, just ensure that you chose the right plants from the start to avoid any major issues down the road. Good luck.

    Changing property managers is extremely easy. We actually take care of this on behalf of the client, as most people are understandably uncomfortable with terminating their current agency. A letter stating the changes is all that is needed. Good luck

    Rents should be kept in line with the market. The market is determined by tenants. Anything above fair market value will not get rented! We keep abreast of the market and keep our landlords rents in line when needed. We also make sure to keep the tenants happy by not over doing rent rises...
