    Where to rent in WA?

Thanks for all the advice. I will probably take a good look at the golden triangle areas and try to stay near the train line. Will probably start looking at IP a few months after we move in. I saw a suggestion for Victoria Park, sounds like it could be an upcoming area... what's the history...

    Where to rent in WA?

I will be working in the city (Hay St) and enjoy jogging (prob along the beach or river), food, coffee and shopping.... I'm from Melbourne. I don't have any kids so schools are not an issue (one less thing to consider).

    Where to rent in WA?

Hi, I'm moving to Perth in the next two months and was wondering if anyone had any advice regarding the areas which are good to rent? I'll be working in the city and am hoping to find rental property around $400 (or less... if possible) with 2 bedroom?? I would like to be near the city area...

Can it be claim through building insurance?

Thanks, I didn't think it would be, but it's worth asking. Re-leveling guy did say that there might be some damage, but it's quite a bit more than expected. Guess I'll just have to cough up the money hmm, hmm.

Can it be claim through building insurance?

A side question on claims through building insurance. Does anyone know if it's possible to claim plaster work which was caused by re-leveling of stumps?

What to do after VCAT issue is resolved?

6 months ago our PM got changed (we didn't get any notice), and a few months later this our tenant lodged a complaint with VCAT about some maintenance work. Just to give you some history - we've had this tenant for around 10 years, she's been great, pays rent on time, no major maintenance...

    Leasing Agreement - Advice

This is probably obvious from previous posts, but i just wanted to confirm that you can cross out the "exclusive authority period of leasing" on the contract. So in the event I'm not getting the results or response I'm looking for, I can use another agent, and am not bound to the one agent for...

    Letting fee?

It's very appropriate that I found this thread, as I have just received a letter from my PM asking us to resigned an updated contract with them???? Here's some of the info: Letting fee of 5.5% (of annual rent) <- almost 3 weeks worth of rent Re-leasing fee of $70 for 12 months lease, or $40...

    Tenant breaks fixed lease

Thanks for the response. PM thinks that we can get an additional $40 (without issues), so we'll offer a lease (per current rate) until the end and then offer a renewal with a $30pw increase or have it all written into the contract whichever the new tenants are happy with. I think this is a...

    Tenant breaks fixed lease

We have recently been advised our tenant will be breaking the fixed lease (which has 6 more months to the end of the lease). I am aware that the current tenant would be paying all the fees when finding a new tenant, but I would be obligated to offer a new a full 12 month fixed agreement or...

Jonathan - sorry I didn't clarify my query properly - I was actually asking about stamp duty, legals. Can you deduct them if you convert from a PPOR to IP after 2-3 years?

Moving Overseas - Pros & Cons??

My partner and I are considering moving overseas with his current job (nothing definite). We've been advised that the tax rules for working overseas has changed and as such we would both be subjected to Aust tax (not oversea tax). Is there anyone who's found this to be a big issue or are...

Tenant Request Replacing of Ridge Capping

We did have a roof tiler go out and check yesterday, and was told that there may be a minor leaks, but nothing out of the ordinary. He suggested that we consider getting the ridge capping fixed at some stage, but also said there was no rush (as this is normal older homes). On a side note: We...

Buying costs for PPOR deductible when turned to an IP?

What happens if you don't borrow money for "buying costs"? We're in a similar situation, with only 80% of actual price mortgaged (essentially to avoid LMI)? Current loan is set up as interest only with an offset account?

    Pay yourself first

I agree, self-discipline is essential if you keep it in an offset account, great it you can use the credit card for everything (and pay it all off at the end of each month). Another alternative is to set-up a few different accounts: One for bills and another for personal use and keep each one...

Tenant Request Replacing of Ridge Capping

I'll make sure I get a "roof tiler" to give me a quote before I decide to go ahead with any work. The PM organised the "plumber" to have a look, perhaps he does roof work as well as general plumber work?? I'm not sure, it was a different plumber to the guy we usually use.
