Tenant Screening - TICA / NTD

Thanks Just sending a quick message of thanks for the info. I've read through your posts just now. After seven years, I'm considering self management. The one thing I'm uncomfortable with is the screening. Not being an agent, I know I can't get direct access to the databases - but this is...

Are you a Yardney or a Lomas?

Why not both? Have you actually had a look at the 5 and 10yr growth figures of major regional centres (e.g. suburbs in Gladstone and Rockhampton in QLD) and compared them with 'blue chip' suburbs in Capital cities? An average of 12% growth PER YEAR vs 5%... quality regional centres with good...

    Good conveyancing lawyer in Queensland

I have used Just Us Lawyers since 2006. They're in Brisbane, which works well for settlement. They're located 700km away from me and so I can vouch for the fact they provide a strong service if you're doing things at a distance. Fast and go above and beyond. I will not get anything out of...

Lease to my business then sublet???

Hi guys. No, it's not getting around any RTA laws. All ok for that. It's the local council planning laws that are the issue. For example, you could build an immaculate standard type triplex on a block of land you own. As far as the RTA is concerned, you're okay and welcome to rent out...

Lease to my business then sublet???

Hello folks, I have something to run past you. It's a bit cheeky. I'm interested in buying a house that has three self contained 'units' (like house with two granny flats in addition). Because it's not officially a triplex, I can't rent it out like a normal block of flats. One of the...

    Best Landlord Insurance?

I use Suncorp landlord's insurance. I've had a floor collapse in one instance and sewerage pipe exploding and covering the room in you-know-what (leading to commercial cleaning and replacement of kitchen and flooring and everything on the ground floor)... well, they've been patient with me...

    student accommodation regulations

Small world eh Roachy?! Just a quick note to thank you guys for this thread. I've been considering changing a house I already own into a student boarding house. Further, I'm considering buying a property that has three self contained units on the one site... without council approval...

CBA Cuts fixed rates by up to 0.6%!

Nuts! My variable rate is at 7.11% even with the MAV package. Great work Mr Fence!

CBA Cuts fixed rates by up to 0.6%!

Oh nuts! I fixed most of my mortgage loans at 6.94% on the 11th of last month. There was no fee to switch. If I'd have waited I could have fixed it even lower now. :( I still remember the time when I locked in 5.99% fixed for 3 years when rates were very low a couple of years ago. *sigh*...

    Early retirement

This strategy is one that resonates with me Peter. If you are a high payg income earner then things start to become painful when you get the positive gear income kick in. I am currently looking at going down to 3day weeks from Nov in order to transition.

    Why not Build another Townsville?

Gladstone is full, but Rockhampton has a $5.2 billion economy, ample land, and an under-utilised established army base beside the airport and Singaporean Army logistics facility. Who knows?

Tax deductable LMI if loan is 2nd mort on PPOR?

When the LMI cost is incurred for the purpose of investment, I treat it as a deductible expense. As with everything, you have to work closely with your accountant and keep it crisp and clear though. I would, however, moreso select the acquisition property before undertaking the transation...

    CBA fixed rates reduced?
