Torrens vs Community subdivision - Adelaide values

Oh and someone in the property business also said to me that if a property or land was community title it would take longer to sell too.. so thats something else to think about.

The Real cost of building a home

Craigb are you a building designer? Can this be done also on a very small block - will it still use the space as well as a standard 2 storey home would? is it more expensive to build? i know exactly what you are talking about but i cant afford an architect and none of the project builders seem...

    Sub dividing Frankston north..HELP!!!

I had help from a company who have handled everything with my subdivision, as my knowledge was zero too, and I have found it almost stress free because of it. (ok it hasnt been stress free but the stress has been with the hurdles I have faced, not having to deal with all of the little details...

Subdividing in Adelaide - community vs torrens title - property value

The tree is multi trunk - has about 6 trunks all with circumferences of appx 90cm (if more than 60cm on a multi trunk tree it is considered significant). Without even submitting an application the guy at the council who remembered the tree suggested that I speak to SA Water about alternatives...

Subdividing in Adelaide - community vs torrens title - property value

Oh and Ky re; the tree - having already had numerous conversations to the planning officer at the council, I'm afraid we have gone too far for the tree to quietly disappear. What is funny is that the first conversation I had about the tree to the guy he was aware of it "from my memory of that...

Subdividing in Adelaide - community vs torrens title - property value

Hi The7 - the shed I had was a really big one, I would say if council approval was not originally required to put your sheds on then council approval is not required in that instance - (if they are big council approved ones then there goes that theory - I am not known for being particularly...

Subdividing in Adelaide - community vs torrens title - property value

The plumber may not be aware of how community titles work.. did you get some kind of manual or paperwork when you purchased the property? When I looked into it this was mentioned and I presume a solicitor or someone draws it up. I also just had a little look on the net now and there are...

Subdividing in Adelaide - community vs torrens title - property value

Hi Gools, Very small - the land is just over 300m2 but is slightly sloped and quite narrow at the back - a lot of the sales agents for the big builders have not seemed too interested when I have talked to them about it at the display homes. Will be interested to see if that changes from now...

Subdividing in Adelaide - community vs torrens title - property value

Thanks Ky, Appreciate your input because just recently I was considering just selling the land. I had been quoted $400k for a house with various levels, but could not justify spending that much on a small block of land - I would then have to spend money on finishing the house off and at...

Subdividing in Adelaide - community vs torrens title - property value

I think if you have the same underground pipes as it appears that you do, technically those pipes are shared so the cost should be shared. From what I read about it normally the fee paid annually would kind of be put into a "kitty" for that kind of maintenance on the shared parts of the titles...

Subdividing in Adelaide - community vs torrens title - property value

Hi Sydsider, Yes that is correct - if I went with community title they just connect the underground pipes to the existing pipes so I would say we would possibly have the same issues you are having now at some time in the future. (I looked into it a bit more and it was the sewerage pipes)...

Would you live in the house next door to your IP/Tenants?

Thanks everyone for your responses. yes there will be a big fence and totally separate accesses, different streets actually as it is a corner block so there shouldn't be any problems I don't think.

Would you live in the house next door to your IP/Tenants?

We have subdivided the back yard of our current PPOR, and are building a house on the subdivided land which we will move into when it is ready. We are considering keeping the initial property as an investment property, which means for a while at least we would be living next door to our...

Subdividing in Adelaide - community vs torrens title - property value

Oh and no, the tree is not an insurance nightmare either unfortunately - nice and solid at the base! I know that one of my neighbours a couple of houses away was refused to remove a significant tree and another one was approved, but i dont know the reasons on their applications.

Subdividing in Adelaide - community vs torrens title - property value

Its not a gum, it has rough dark brown bark and about 6 separate stumps kind of entwined together - big overhang branches. Quite a nice tree, but we had been thinking of removing it because of the rubbish it leaves (did not even consider it a significant tree before SA water mentioned it!)...

Subdividing in Adelaide - community vs torrens title - property value

Its hard to explain, but its a corner block, and the tree is on the property with the existing house - thats where they want to run their pipes out from the block of land. So no, it wont be an issue apart from for the torrens title subdivision. Erm, thanks though

Subdividing in Adelaide - community vs torrens title - property value

Hi, I am currently in the process of subdividing from one property into two - one property will have my current PPOR on it, the other property will be a small and sloping backwards block of land. (at this stage I am not sure if I will sell the block of land as it is or build and then live in...
