    Inspections on friends

Good tenants should know that the rental isn't thier home. A yearly inspection will remind them of their place. Having said that never rent to friends. Ever. It always ends in tears.

    Renting conditions

One of my landlords used to pose as a handyman repainting the place when tenants were shown through. We found out years later that had we of been asian he woudn't have rented to us because in his words "they cook that weird smelling stuff." I'm sure we cooked smellier things than noodles...

mould in bathroom tenants threatening to complain

This is a serious problem as a tenant with asthma I suggest you give them the consideration that they deserve in the current market. Give them some bleach,a sponge and 50 cents to call someone who cares. Yes it's a health problem. But it's their health problem. Our last place had no...

    Problem tenant

Report them to TICA. There is no excuse for people on that sort of income to not pay rent. When we were dirt poor we always made our rent. Better to skip the odd meal than the odd bill.

Open House - some agents do not do the right thing by the owner

Did you try asking the tenant? I've had a couple of open houses where the realtor coudn't make it and sent a junior along. Fortunately I'd memorized the land rates, sp/m and even had sheets pre-printed with the stats on there. Makes things a lot easier. (Note: this is a lot easier for...

Open House - some agents do not do the right thing by the owner

This I can agree with. I hate the rude questions. People looking through your stuff. People stealing the odd thing. (And insurance won't cover things stolen during an inspection.) Kids using your bed as a trampoline. Potential buyers asking you "when can you get your **** out of here when I buy...

Tenant Default on the rise 2008

Forget fair and reasonable. Look at this. http://www.smh.com.au/news/national/its-a-full-house/2008/02/15/1202760599501.html 25% rise? When we moved that was cheap. As a landlord you will have to jack your rent up and you'll have to drop maintenance (or shift it onto the tenant) as...

Tenant Default on the rise 2008

It still is cheaper to rent than to buy. However there are lots of options for the tenant. My list of options includes -locking in a certain rent by renewing my lease -moving to a smaller place or a place that requires less rent -digging into savings -taking out a loan...

Tenant Default on the rise 2008

Speaking a s a tenant who has in the past had financial difficulty, a good tenant will ALWAYS pay the rent. Always. Even when we were on the dole and we were with the department of housing we always paid the rent. One can get by on two meals a day. Even one meal a day. Can't afford the...

the unbelievable gall of some ex-tenants

Are you sure? I thought tenants could be reported to TICA for even thinking about going to the tribunal.

the unbelievable gall of some ex-tenants

That's disgraceful and of course being a business the next tenant will have to pay instead in terms of greater rent in order to make up the shortfall. I hope you shopped them to TICA.

How about we sue the DOH?

Well it's been a good two decades since I was a Department of Housing tenant but I might be able to help you out here. When we lived in Department of Housing properties we did have inspections. We were also under a lot more scrutiny. My mother had her boyfriend over one night, two days later...

    Tenant in denial?

See my thread on what tenants should be doing to help when the place is up for sale. I'd go the vacnt possession route. Vacant possession is much quicker than other options. As a decent tenant (and hoping to be a landholder soon) it's always been a source of frustration to me that I could...

What access does a tenant have to give when the property is for sale

Under NSW law agents have to give reasonable notice. However due to the way the law is worded they can define reasonable as two hours notice. The dodgier ones can get around this by using the 'instant access' rule. Agent's can have instant access if they believe the water heater is busted...

What access does a tenant have to give when the property is for sale

Nope. All true. However most tenants couldn't give a toss. We were in one place where the entire block was selling and the open house schedule was pretty grueling. One sat morning and two evenings a week. However to break it up the PM split the open houses amongst all the units. I used to...

What access does a tenant have to give when the property is for sale

One of my relatives used to be a PM. She told me if the tenants weren't at her beck and call she'd just bring people through. (Backfired on her one day when she accidently disturbed a shift worker tenant who thought she was a burglar.!) Most PM's tend to look at condition as "the best face"...

What access does a tenant have to give when the property is for sale

In NSW reasonable is up to the landlord/agent. We negotiated an OK deal. One fixed open house for two hours every Saturday and two hours notice anytime during the week. (In practice this could be as little as 45 minutes.) Always be open to whatever time your agent wants. Otherwise they...

List them on TICA then. They'll never get another rental again.

Requests from tenants - built in

Here's a view from a tenant. 1. She's lucky in this market to even have a roof over her head. 2. It is not her home. It should never feel like home. Every agent we've had has always reminded us that we're renting a very expensive asset. 3. If she wants a built in she can put one in. She...
