    End of an Era

Thank you for giving us this forum. I think it has served its purpose all this years and it has kept me company while on my investment journey since I first read Jan Somers book back in early 1995. It gave me the confidence to invest and has done well. Thank you I am glad it will continue...

Buying in the Right Stage of the Economic Cycle?

The current property cycle has nothing to do with the local economy. It is very much global money and its effects on property, having said that if global money decides to leave property investors will be in trouble. At the moment the money is coming at least for the next 2 years I believe until...

    Melb sunshine/deer park/Albion etc vs Glenroy/had field/broadmeadowd

Hi Look at Sunshine in the cheaper areas like along Wright st or south of as they are close to city. Otherwise like JP look at Deer Park. Now I think it is ok for the price that JP is paying. Personally I am only in Sunshine, but then I bought 10 yrs ago.

    Apartment market sunshine/albion area

Only buy landed in Sunshine/Albion Most of the apartments are in the Ridley St precinct and along Ballarat Rd. Not much value there concentrate on landed units better value or landed old houses even on Wright st.!!! Lots of potential there as there is a big residential development there.;)

    Wonthaggi investment

As investors we are also speculators, yes when a whole lot of us buy into certain towns we can end up manipulating the market price. When we leave the locals end up holding the 'inflated' properties. Of course we are greedy we are here to make money, some of us can get caught if we go...

    sunshine vic?

oc1 is right if possible buy west Footscray and Maidstone first if too expensive buy Sunshine or Albion. I chose Sunshine over Braybrook after attending 3 mths of auctions in Braybrook that was back in 2000. I was put off by the number of housing commission units in Braybrook. Perhaps it did...

Which way is the economy heading?

The Australian economy is heavily 'subsidised' by the Japan and China through importation of our resources. In turn the government has been subsidising the manufacturing industries here. The minute the government stops the subsidy there is no reason to be here anymore as our cost of production...

    Melbourne market-your thoughts

Market has been flat since 2010 in Melbourne except for suburbs with good schools. Melbourne is due for a rebound you can buy a house for about $380k in western suburbs that is cheap, when the median is closer to 550K.

    Melbourne cbd growth

Thank you for your input . This should put the matter to rest about apartments in the cbd. There has been an 'oversupply since 1997' cause new ones are built every year for the forseeable future. If you are an owner occupier than it is lifestyle that is ok. not good for capital growth.
