What have the Somersoft Forums meant to you?

I'm actually not sure how I ended up on this site. Maybe it was through google... not entirely sure. Either way, I'm glad I did. I joined in Dec 2009 with my first post being a question on "Building a house at the back of an existing house". http://somersoft.com/forums/showthread.php?t=58327...

    Offer accepted..

Not unless you cancel the contract :p (something tells me you wont :D)

    Offer accepted..

Depends on the definition of "accepted". If the agent has told you the offer has been "accepted", unless pen has hit paper, its not worth anything (including if you've signed anything). Whenever an agent tells me something like that, my immediate question is "has the vendor signed" Only once...

    Somersoft Goodbye Thread

That is Gold! Why don't you signup on propertychat. I don't see why it can't be somersoft 2.0. Same people, same contributions, just mobile device friendly. It will only change if people similar to yourself don't come onboard and continue to contribute! At the very least, sign up...

Bad bad bad Journalism! Young Property Gun

The stories in API are unpaid. But API are looking for people to do stories on all the time. Why would you pay for an ad, when you can get API to publish a story on you for free.... and they'll always put a positive spin on it, because they love stories that show people achieve $xxx in...

Bad bad bad Journalism! Young Property Gun

It was blindingly obvious to me.... surprised this point wasn't mentioned earlier. Anyway, its simple business promotion 101. If you can splash your face around at zero cost in a positive light, why wouldn't you, especially when its done under the guise of "look at what ordinary people are...

'Medico' package (85%+ LVR with no LMI) for IT workers

With bank employees, can the bank employee go through a broker for a bank they do not work for? Or must they go through a bank based lender within the same organisation they work for?

Rescinding Property offer for existing apartment unit

Why do you think that it being in the same apartment block has any relevance? Owner of apartment A doesn't care about owner of apartment B. Assuming you're buying in NSW, there are clauses in the contract that disallow the refund of 0.25%. If you put down 0.25% and the vendor accepts, you...

    Lowball offers, questions.

In my opinion, telling an agent that this property sold for x and another sold for y does one thing - annoy them. I generally avoid saying such things unless asked by the agent in person. When i do reply, i respond with words to the effect of "as you are already aware, couple similar houses...

    compensation? faulty oven

Could you buy them one of these instead with the option they get to keep it after their tenancy? (ie if its that breaks, its not something included as part of the lease). https://www.sunbeam.com.au/Cooking/Compact-Ovens/CO3000-NutriOven-Convection-Oven.aspx...

The other option is to rent the premises to include electricity. Obviously increase the rent to compensate.

    Mindset Books

I am after some mind set books that I can give to a friend to read. Do you guys have any recommended books (which still talk about investing, but focus more than just saving $x and sacrificing everything regardless of anyone else's feelings) I can flick over that can help him? Thanks!

    Poor first home buyers Sydney

Not really. Its just that what was the sticks back then is now the inner city. Example: Summer Hill - Use to be the Western Suburbs. Now its the inner West. What is now deemed the Western Suburbs is about 30km away from Summer Hill.

This Comic Will Forever Change the Way You Look at Privilege

I don't necessarily agree with the title, but its what the author titled it. http://thewireless.co.nz/articles/the-pencilsword-on-a-plate For me, it serves as a reminder that we shouldn't forget what we have and haven't been given and the lessons along the way. :)

Ouch - $30K being taxed and not much deductions to off set

I'm wondering how many of the people spending up $20k for a deduction declare their income to begin with!

Apparently I'm considered "Rich" or "Loaded"...

If I was in your shoes I would just keep property discussions to absolute zero where required. I'm guessing there is a consideration of looking for a partner, or the approach of "if it happens it happens". Problem with everyone knowing/perceiving your level of wealth is that you don't know...

    Body Corporate woes...

We totally understand where you are hanging your laundry. Its at the very end of a communal hallway where only you would access. Based on that point, you believe that because no one has a need to walk past, you have free reign to place whatever you want on it. You've then come on here...

    Body Corporate woes...

Joe, I don't live at the building and I already think you're a d!ck. You are basically acting like a child with the attitude of "what! What ya gonna do about it" Then keep pushing the boundary of harmonious living... but the moment someone else does something to your displeasure, you'll be...
