asbestos testing removal in old lino

Thanks AJB and Wylie - could you give me the contact details of where you got your asbestos testing done? Wylie, I am hoping that the lino can just be lifted up and carried out, but the edges are old and crumbly and I'm sure little bits will come off - and fibres if it is asbestos! Cheers Sharon

asbestos testing removal in old lino

Hi there I have layers of old lino over floorboards in a late 50's house. The lino is in one sheet and isn't glued to the floor, just sitting on top of newspaper sheets. I am assuming the lino would have asbestos in it, so I am thinking maybe to just get a quote to have it removed. Or does...

serviceability different for rent from a managed property rather than private rental?

Hi folks - title says it all. Was wondering if there is an advantage in the eyes of the bank if your investment property is managed by a real estate agent. I have been asked in the past when applying for a loan, so I assume the rental income is treated differently if it is self managed? Thank...

private sale that needs to go through an agent

Thanks for your reply Rolf. Yes - I will be paying an agent. I have found one who will do the contract for me for $300 (which is a lot less than I was expecting) - is that all he would have to do to satisfy the bank ie what proof does the bank need? Thanks.

How much notice to tenants for a sale

Hmm. That's interesting. The property manager told me that he needs to give the tenants 2 weeks notice that I am planning to put it on the market. I assume that I can't do anything - show it to agents, photograph it for the web, show it etc until 2 weeks after they have been notified? The...

How much notice to tenants for a sale

Hi there. I have a house that is tenanted that I am considering selling. How much notice does the property manager have to give the tenants? If it is say 2 weeks, can the property be assessed by agents and advertised, or will I have to wait the 2 weeks? Appreciate any replies!

My last ditch effort to purchase...

Thanks so much for the replies. Re the security swap, provided the new property is accepted by the bank as acceptable security, and I have the funds to cover any unexpected shortfall between the price of the new property that I am buying and the one I am selling, is there any reason a security...

    help with serviceability

Rolf, I'm not sure. I asked the agent if they are desperate to sell and she said if they don't get what they want, they will hold onto it. But she recently sold another property of theirs, and the fact they have opted for auction + open to offers, makes me think they must be pretty keen...
