    Typical commission on $1.5m sale?

Hi guys, I'm in the process of finding an agent to sell the PPOR. Sale price is likely to be ~$1.5million. I'm wondering what kind of commission I should be expecting to pay, what would you consider a good rate at this type of selling price? Also some agents seem to have the option of...

Anyone else a cpa affilate met a guy making 500k a day Insane!

It is. For even say the best 5% of bloggers the hourly rate is probably under Mc Donalds money. It is a very hard way to make money.

Anyone else a cpa affilate met a guy making 500k a day Insane!

If this guy "priced eveyone out of the market" how can he make 500k per day from 80k in advertising spend? If everyone else is priced out (ie he is bidding so high others aren't able to profitably convert the traffic) then he should be spending something close to his revenue. These kind of...

what business would you invest on with budget upto $1M?

This has disaster written all over it. If you are going to buy a business expect to be actively involved. That may not go well with a day job. If you want quite passive income then invest it and get a much lower return. High returns and minimal time spent do not go together. If the only...

Didn't see it like that personally, still a pile of pass ins.

Sounds a bit of a claytons prediction giving the AUD and sharemarket it already well down.

Will Interest rates to nudge double digits in next 2 years?

Expensive suburbs are probably down by that already in my view. Just judging from the number of pass ins and deals not happening. Regarding scarcity of course there is greater scarcity in inner suburbs, 20,000 "up market" properties isn't alot in a city of 4 million people.

Are Australian property prices going to crash?

I think the high yields in the burbs are mainly related to expectations of low capital growth, due to no real scarcity of that type of land, as opposed to risk level. Low capital growth in land values means people will only invest if the yield is right. I personally think the more premium...

All P.I.G.S. fed and ready to fly

Generally regarding the short selling ban, either it should be allowed permanently or not allowed. The current situation of banning something as a knee jerk reaction just erodes confidence. It sends a message to the world that the government thinks their financial markets are on the brink...

    Is Melbourne cooling?

Seems to have been a large % of pass ins in the higher priced areas today, market is in decline I would say in that area.

    Hawthorn Is Booming

It is a bit like Footscray verus Essendon, close but no cigar. Having said that Box Hill is coming up in the world. Somewhat in its own zone but well out of affordability for most.

    Hawthorn Is Booming

For that price range you'll be getting something pretty basic - under 200sqm single fronted in poor condition on a busy road for closer to 700k. Better street for up to 900k. Even the typical small single fronted's in ok areas seem to be $1.2m or so now so you really need to look at the stuff...

    Which Melbourne suburbs?

Some suburbs are a heck of a lot worse than others though. I remeber when I lived in Clayton probably 50% of the houses in the street was broken into over the space of a couple of years. Would be getting the crime stats for the suburb (Racv).

    Which Melbourne suburbs?

You won't get a house between 700-900k in most of those suburbs. Would be looking at West given the budget and proximity preference (5-10km's of city).

    Australian Sharemarket

The only reason it doesn't happen is because as an individual can't do this legally. I can't say "the rent you are paying us is too low we are getting a bad deal, therefore I as landlord will increase your taxes to make up for it". If people could do that, they would. There is all sorts of...

    Australian Sharemarket

Personally I thought the super tax was a very bad tax until I did some research on mining rights and how it all works in this country. The miners don't really have strong ownership rights over the minerals being mined, all they hold is a lease. They are more "paying rent" as compared to laws in...

    Pay off HECS?

I think this would be the only good reason for making a voluntary repayment. The 10% discount is only going to be significant if you have to pay it off soon anway (taking into account the very low interest rate on the loan).
