Interesting point but I disagree. Paying off bad debt has at least two positive effects. Instant equity Increased cash flow The equity can then be used to invest in shares, managed funds etc. Then this new investment can be leverage by way of a margin loan. The cash flow positives...

Still got some bad debt so, I would knock that off first then borrow against the new equity and dump it into the Navra fund, or buy a reno or two close to home.

AlmostBob, I don't think that stuff can be used on Yellow-tongue subfloor, only concrete. Correct me if I'm wrong. If there is a self levelling product available for timber floors I would like to know about it. It would be very handy.

Umm yeah. Well spotted FG. DM - I don't want to go into the laying process here, but it is simple. If you can use a hammer and saw and think logically anyone can do it. Only one problem I had. The kitchen floor had a 15mm slope in it so I spent a whole day levelling it up with MDF :(...

Hi, I just replace the carpet and tiles in my PPOR with some really nice Elesgo flooring. Thought I'd share some before and after shots. Removing the floor tiles using a hammer and long handled chisel.
