    Tenant arrested, house vacant.

Mum and will all ways look after their kids. I was well aware that I was entering the house without permission from the tenant personally but I couldn't leave the house with doors open and unsecured, so the risk out weighted the benefits. The mum spoke to the tenant and said that they would...

DIY Electrical installations, void warranty and illegal?

Taking on your guys advice, I had my friend come over and install it for me. Straight forward install, connected the 3 wires as it was the same set up as the old one. I got him to sign the receipt to say that he installed it. Tested it out, everything good.

    Self-managing landlords?

Hi MichaelaS, I think your looking for a "silver bullet" to your answer, there is no one answer, it is a learning process and you gradually learn over time. I manage my own properties, so I say it is very important to treat people the way you want to be treated and be fair. Fair meaning...

    Cost of a valuation.

I've just recently purchased my 2nd investment property and because of my income I don't think I would be able to borrow any more money unless I use the equity on my 2 properties, how much does a valuation normally cost?

We got two quotes, the 2nd one was a little cheaper but not by much. Just happy in the end that I saved myself a lot of money and proud of the fact I did it myself. Wow $13 500!
