Have you considered getting 95% loans with LMI rather than 80% loans? This will help you grow the portfolio faster, especially earlier in your strategy.
If you paid 5% down on the 2 properties, you'd only pay $40k and have money left over to either sit in the offset against your PPoR or...
Welcome to the forum. I'd suggest that growth prospect is closely linked to size of the block/land content and whether it is a house or unit.
Houses/townhouses tend to hold their value and grow more due to higher land component.
You could also consider Keysborough, pockets of Noble Park...
Here's an interesting analysis on the investment decisions of a guy that left a fortune when he passed away.

Yes, we fix the IPs opportunistically based on gut instinct - not a scientific way to go about it, but works for us. Currently all IPs are fixed till August (fixed for 2 years) at 4.5%. When they come off fixed, we'll reassess. PPoR is variable but I/O and we pay extra into the offset account...
Hi mate,
Good on you for having a good savings base.
As others have said the forum is a wealth of information.
If I were in your position, I'd start with a goal in mind. Write down what you'd like to have at the end of this process. For example, ours is $4 mil in assets and $120k per...
Interesting read. Looks like consensus is that interest rates will go down in the short term. Also interesting is his take on China.

Hi Success,
I run a free tool online that does most of what you are trying to do.
http://www.numbrcrunchr.com/
You can also change things like deposit, interest rate etc. and also download the final spreadsheet.
Let me know if you have any questions.
Thanks

Anyone come across Pebble Pave (http://newdawnpermeablepaving.com.au/pebble-pave/) ? Its an aggregate mixed in a resin that can be used in place of paving/concrete.
We are considering replacing the concrete driveway in our PPoR with either this or bluestone pavers in Chadstone, VIC.
We like...
Say, I have council rates of $1500. If I borrow that from a LoC and pay 5% interest ($75 per year), can I then claim the $1500 and $75 on tax?
I suspect not. So, the reason you'd do this is to pay off non-deductible debt first?
Thanks
Srini
You can have a Line of Credit setup against each property that you can borrow money from to pay expenses.
I'm a bit unclear about the tax implications of doing that vs. paying out of your PAYG income. Maybe others will jump in and explain it better.
I have a not-for-profit online tool that you can also use to run feasibility and projections for your investment property. It does not work for development either. But as Paul mentioned, you can easily use the existing tools to do that in Excel.
The website also allows you to download the...
We bought our PPoR in Chadstone in March and have friends that recently exchanged on a townhouse in Hughsedale. Prices have definitely moved up a fair bit.
For a PPoR - Chadstone. Approx. $1 - $1.2 mil for a ready to move in house
To Invest - Between Caulfield and Clayton along the princes hwy. Of course, there are pockets to be avoided like Oakleigh South and parts of Clayton.
Thanks for all the responses. I'll post back here after meeting with our accountant.
I understand that this is financial advise and that not all accountants are qualified to provide advise.
Great thread.
Wife and I have around $250k in super and are considering an SMSF with a corporate trustee. Goal will be to purchase 1 commercial property to start with, park some of the funds in a high interest account. We also plan to buy some residential in super as well and some shares for...
