Elizabeth Downs -Hot lead for low cost Mortgagee Sale

Just out of interest, are you talking about Peter Migali? He's the one that I submitted my offers to and haven't heard a peep from since I did.

Care to elaborate? Are you implying that the vendor won't be in a position to offer it? In this case it's a school/church that owns it, so I would assume that they own it outright.

I should have clarified, I made two offers for all four one with vendor finance and one with out and two similar offers for the two Murphy Street ones. Maybe. I guess I'll have to wait and see. I didn't get any acknowledgement of the offers either. I'm not increasing my offers either, if...

What are the conditions for CFOs? I'm assuming I can't start a company, make myself CFO and then claim it?

I think I should be able to get around the $220 mark if I need to look for new tenants. I haven't heard back from the REA (who's pretty terrible), so I'm assuming that I didn't get it. I'm happy to post up my four offers once the tender is awarded.

I've got a 3 bed semi about 200m away that gets $240/week (above market though). I haven't inspected them myself, but would think that the rent would be significantly higher.

Alright now that the tender is closed, hands up who submitted a tender. I did.

I'm thinking of bidding on it. The only thing that's holding me back is that it's not set up as four semis, but two semis and a house. Plus, I'd have to pay to move the fence.

Yes, you will council approval and no, you won't get it unless you have a fire rated dividing wall.

    Breaking into commercial property

Even though we have many years of experience between us and a great passion for real estate, most of us do it as their second, and not as their primary, job. I'm not saying that it's impossible to start in real estate full time and be successful, but maybe you shouldn't expect to.

Release equity and buy facebook shares

So you could use the money to pay facebook shares or five times the amount of property. Do you think the shares' capital gains will be five times that of property? Obviously there are some advantages in shares, however due to the leverage and inherent value, I much prefer property.

I think it's actually very much on topic. It's a hereditary problem from caused by selective inbreeding. Not trying to have a go at you, because for all I know you could have gotten your dog from the pound, but I think it illustrates what I meant perfectly...

Cheap asses - at what equity position did you begin to relax?

For the time being, I've got a six figure salary (just, but it counts!) and my partner is making okay money, plus we have a surplus of ~$10k from our IPs. Yet I still always shop for what's on special and look at prices of everything I buy. Could I afford $8.99/kg for capsicum? Certainly...
