I do love his baffling non-sequiters though

    Pre-settlement inspection costs

Hello I've got a property settling tomorrow, and today I conducted the pre-settlement inspection. I caught a taxi there and back. It's small bikkies I know, but is the $40 taxi fare a deductible expense? The property is not available for rent (until after it settles tomorrow) so I...

Hang laundry on balcony visible from the street? legal?

So just to clarify, you are asking whether hanging clothes from a balcony of a house is illegal? Seriously, how old are you?

    Properties near/around Gold Coast

You'd want to be at the north end of the Gold Coast if you are going to commute to Brisbane. Have a look at Upper Coomera, Oxenford or Helensvale, plenty of choices at that price range. Helensvale and Coomera have train stations, Oxenford does not.

Higher Interest rates for existing IP loans

Well you would need to tell them of your change of address, wouldn't you? Might be a clue that the property is no longer your PPOR

Have dropped rent by $35... ouch!

Rents still going up slightly in West Ryde, Sydney. I've got a 2 bedroom unit there finishing lease at $440 per week, PM has just re-signed the tenant for 12 months at $445. Vacancy rate of less than 2% probably helps

Would somewhat defeat the purpose of the GST :)

    LMI deductibility

Thanks Dave It hasn't happened yet, but I will ask my broker to ask the bank about how the LMI would be charged

    LMI deductibility

I have an IP with 2 loans against it, $300k used to purchase the IP and $120k which was used for the purchase of a PPOR. I'm looking to do a third split to purchase another IP and may go to 90% LVR, which will obviously incur LMI costs (looking to cash out about $50k) I understand the LMI...

    Brisbane CBD

I don't think a $420k apartment in the CBD renting for $540 per week would be cashflow positive. Strata for these unit blocks can be up to and over $2k per quarter - those lifts, concierges and pools are expensive. Once you add council rates, water etc, you could be looking at over $10k in...

    Best variable interest rate???

ANZ seem quite receptive at the moment. A few weeks back my discount was only 1.01, my broker got me to 1.16. Having some discussions about a new loan and they have now offered 1.25 for my existing loans. So that is a rate of 4.38% $880k at about 70% LVR

Buying a townhouse in a large complex

To me the downside is that any one of the 50 owners could be in financial difficulties and has to sell their townhouse in a hurry/firesale. Your townhouse's value is then negatively affected by that sale price. Of course this can also happen in a six pack or eight pack, but you are reducing...

    Coorparoo

Nothing "wrong" with it per se - it's just a more industrial part of the suburb - and it floods.

    Coorparoo

I've been living in Coorparoo for about six months now. I chose the area because I liked the fundamentals - close to the CBD, excellent schools in the area, a "cafe culture", easy access to the freeway to Gold Coast. I would agree that the areas north of Old Cleveland Rd seems to be the area...

Developer Releasing $1.45m Apartments in Coorparoo

There seems to be a price disparity in townhouses as well http://www.realestate.com.au/property-townhouse-qld-coorparoo-119276723 $740k for a townhouse. The fences have come down on that Myer site so it looks like work is about to start...

    Synthetic Turf - Feedback

Highly recommended, however it is not cheap. Around $100 per square metre (installed). That's for a flat install with easy access. I had it installed in a small, 30 square metre courtyard in my townhouse about 3 months ago, and since then have spent about 8 minutes raking leaves off it...

    What's going on in Brisbane

To be honest I'm not sure. I may just have been a little lucky. I spent a few months researching the area and it seemed that prices for townhouses had not moved much since 2009/2010 - mine sold for $585k in 2009 so I figured anything below this was probably good value.
