    second quote

Thanks for the replies. I think I'll have to consider changing PMs (though, I've said that before). Some of the PM's responses leave me speechless. So much so that the PM is on the phone saying 'Hello?, Hello?'. Its hard to know where to start.

    second quote

Spoke to the PM this morning about getting another quote for some maintenance. I had already requested it a week prior. Me: Why didn't you get another quote? PM: But I don't know any builders, I'd have to Google it. End rant. Sigh. Is it me? Am I too demanding?

    Day Trading

Of course, it all depends on what you want to do. IncredibleCharts - its free and its quite good. Data is provided but I'm not sure how accurate it is. good for doing basic stuff. You do have to pay to get more features. The scanning/filtering is a bit limited Amibroker - more expensive...

So the rest of us can benefit from your mistake :), can you tell us what happened? Was it something that you could have foreseen? (easy in hindsight, I know)

Not sure about that. In a rising market, "long" systems will work. I would've thought you'd need a shorting component if you want it to work in a declining market. Then you've got to think about what happens in a ranging market. IMHO, you won't find one that makes money in all of them equally.

Sounds like a reasonable plan. What results have you achieved so far? Any backtesting? What are the numbers? What software are you using?

A couple of questions for PMs regarding inspections

Fair enough, but your previous statement implies that there would be no checking for damage first - its the LL's responsibility straight away. I'm sure you wouldn't do that but some PMs seem to think that way.

Liability of dead tree hanging over next door

Who determines whether it is a clear danger? An annoyed neighbour might say its 'obvious'. The tree owner might say its fine. An arborist would know but would the tree owner be obligated to get one anytime a neighbour raises the question? If it hasn't dropped any branches before, is there any...

A couple of questions for PMs regarding inspections

That's probably not an assumption I'd like my PMs to make.

A couple of questions for PMs regarding inspections

I'm interested in knowing what PMs do in relation to inspections: 1. Ingoing/Outgoing inspections Do you make sure there is power connected? If not, how do you treat/inspect electrical appliances (oven, air con, powered garage door etc.)? 2. 6 monthly inspections What do inspect? Do you...

Liability of dead tree hanging over next door

I don't know where the OP stands legally. Perhaps just playing devil's advocate here.. Even living trees drop branches, don't they? I'm pretty sure its quite common with gum trees. Would you then need to remove all trees that are close to the property boundary? Neighbours have the option...

    renting to a 8x-year old

Sure, I would if everything else stacks up. Chances are they'd be quiet, have respect for for the place as they know what its like to be a landlord and they probably wouldn't be looking to move on quickly (lets assume health is ok).

    High Yielding Shares Again

No-one knows what's going to happen with the sharemarket (local or otherwise). Neither you or I or the author of the article. The best we can do is say if something is more 'probable'. Anybody that says they know is either naive or they're lying. Is it too late to buy International shares...

How to develop an investing strategy for equities?

I can't help much with bonds but as far as equities go, there's heaps of ways to make/lose money. Similar to property, its probably best to start with what you want to get out of it. What suits you? - time frame - yield vs CG - active/passive - risk tolerance There's heaps of ways...

How should i go about it?

I don't think that's called for. I think the OP now knows the best thing to do. I don't see how your comment is helping. I don't think the proposition is ridiculous. Better to ask the question than do something the wrong way.
