    Quantity surveyor for 50yo property?

Even in older houses there are often things like: hot water system carpets curtains blinds shed reticulation system light fittings etc that a QS will be able to value and you can depreciate. I still think its worth the money.

    Ppor + Fhog + Ip - Cgt = Ok?

I see no reason why not. It is a cost associated with operating the rental property. I think this part is debatible as to whether it is legal or not. If the only reason you are buying the house you are going to live in using a trust is to be able to claim tax deductions, then I think the ATO...

    Ppor + Fhog + Ip - Cgt = Ok?

AFAIK because you don't own the place you move into, you can nominate your owned (and now rented out) house as your PPOR for a period of up to 6 years. Beware though, at least in WA, the office of state revenue will regard your newly moved into rental place as your 'PPOR' for land-tax...

    Collecting rental arrears

Q: What are the rules regarding collecting rental arrears by showing up at the rental property and knocking on the door? Is this allowed? How many letters do you need to send out before doing this? Q: Do you have to hire a Debt Collector to do this for you, or can you do it yourself? Does it...

    Rolf hits Canberra!

As long as there is enough of us Perthites (always a problem...) it wouldn't cost too much - anyone else up for it? Maybe we should ask Rolf first.... :) Luke

    Rolf hits Canberra!

This sounds like a great workshop. Unfortunately I am in Perth. A number of the topics suggested I am very interested in. Would it be possible for someone to take notes - or obtain a copy of slides or whatever? I would be happy to make a $5 donation to whoever if required. Thanks Luke

    Split loan confusion

If your accountant told you split loans were illegal, I would be seriously thinking of changing accountants... Luke

    Split loan confusion

I don't believe this statement to be true... I am no accountant, but I did follow the court case. Split loans are not illegal (AFAIK) but if you do certain things with them - and claim certain amounts of interest as a deduction you might be dicing with the ATO. Check with your accountant if...

Line of Credit vs Offset Account

Hmm... having trouble understanding exactly what you are saying... but I don't seem to recall stating I will claim interest expenses they way you describe. You cannot claim a deduction on interest your havn't actually paid. I don't recall stating I will transfer funds from my loan to an offset...

    $7,000 grant & renting for 11 mths

I assume you are talking about WA? I think you are correct about renting out for the first 11 months. The stipulation with the FHOG is that you have to move in within the first 12 months. Just call the OSR and ask to speak to the FHOG department. They are really helpful and will have your...

Line of Credit vs Offset Account

Just to clarify my post, I was talking about an offset against an IP loan. If you have an offset against your PPOR, and use the offset to pay IP expenses then the extra interest won't be deductable (as HHH said). Hope I didn't confuse anyone. Oh, and as always, consult an...

Line of Credit vs Offset Account

I have an offset account attached to an IO loan. The way I see it is when you spend money on IP expenses, your saving account balance goes down by that amount, and your interest bill goes up, thus the interest is a tax deduction - because the interest you are paying is on the IP's loan. So...

Depreciation Schedule - Should I have one done ?

So, in Learning Man's situation, where he didn't know they were going to rent it out, so didnt keep reciepts etc, he cannot claim any of those improvements? Not even if he gets a QS in to value them? That doesn't seem correct... Where is this spelled out on the ATO's site?

Anyone with a property for rent near Joondalup (Perth)?

Hi, A friend was recently looking for a place to rent in Joondalup or surrounding suburbs (Perth). She needs it fairly quickly (within a few weeks) and would be a great tenant. Looking to spend about $160-$170 a week. Just thought that someone on here might have an IP vacant in that area...

Is it possible - IO loans for PPORs

I just bought my first PPOR with a 5% deposit and got the loan on interest only -- had to get LMI but they let me capitalise that on top of the loan to bring the LVR above 96%. House was just under 200k in Perth. Bank was ANZ. I had a mortgage broker. Luke

    Perth?

I know a little, was just looking at buying in those areas. One of the major things about Willetton (and Riverton as well I think) is there is a _very_ good public school in the area (Rossmoyne SHS) and so the catchment area for this school is highly sought after. They usually advertise as...

20 yo looking to buy first IP

Im from WA, I called up the OSR here in WA and spoke to someone from the FHOG department. FHOG: you have to start living in the place within 12 months of purchasing the property, you have to live in that house for a 'period'* of time. *That 'period' as was described to me was: If you...
