    Dodgy clauses in the contract

Hi all, I have been looking at certain section 32s and a clause that occurs in multiple forms is concerning me. The various forms it occurs are 1. "AND Purchaser is to note that there may be sewers, drains, Water pipes, underground and/or overhead electricity cables, Underground and/or...

Do small trees need council approval

Do you mean stem diameter (15cm) and tree less than 3 meters from the boundary. Thanks for the example. The trees I am talking about are in the centre of the backyard, probably 10 m from the boundary but stem diameters are definitely less than 15 cm.

Do small trees need council approval

I am looking at a property which has small trees (2-2.5 m high trees) like orange, pomergranate, lemon trees occupying most of the backyard. Not sure if such trees fall in tree category or bush category. 1. If I plan to remove these trees, will I need council approval 2. If yes, approx. how...

    When do solicitors charge

Thanks your comments make sense for an experienced buyer having at least one solicitor up their sleeve. What strategy should a newbie (who doesn't know how to decipher contracts or have a rapport with the solicitor) adop? Is it possible to somehow assure the solicitor that whenever the sale...

And conveyancing service is again paid for, isn't it. That still means you are paying for each review you turn up with.

    When do solicitors charge

Hi all, One learning I had from this forum is that always show contract to your solicitor before making an offer. Now every buyer attends a lot of inspections and shortlists a lot of properties to make an offer upon. e.g. someone may make an offer on 5 properties in 2 months but may not get any...

    Williams Landing, Laverton

Doncaster is already established area, so laying a rail line means destorying homes costing $1 million each. And Doncaster does have 'Park and Ride' which has plenty of direct public transport to city. And what public transport does Tarneit and Wyndham have? And whats stopping the govt to lay...

    Williams Landing, Laverton

Very sad. I wonder why all projects (like Wyndham harbour, RRL,etc) in west linger or get scrapped where east is booming and planners of Melbourne always focus towards the east. Quite an injustice with residents of the west.

    Point Cook, VIC

No trees in Point cook I visited Point Cook, Tarneit area this weekend and was amazed to find how different it looks as compared to other parts of Melbourne. No lush green trees and no parks over there, just open lands, salty waters and house boxes... looked so artificial. Bad public...

What's wrong with this one in Carrum/Seaford, Melbourne?

I think its still overpriced being just a 2 bed apartment that needs lot of renovation it should be selling for <300k in Seaford. I wonder how come vendor is expecting this much for it. Other reasons why smart investors will stay away from this area is the rising sea level reports released...

    Australian Property Market - 2011

80 pc fall in Indian students opting to study in Australia It looks like the exit of students will make NO impact on rental market. Even after such drastic reduction in international students, rental market is still healthy in Melbourne and its supply is still very tight and rents have...
