    Attic space in townhouse?

I've got roof space in my townhouse. I know that the previous owners used to store stuff up there. Today I came across this deal which got me thinking. Would turning roof space into an attic add value in a townhouse? Is it worth considering?

Flood property. How do we recover?

Shocking how much she has bought into the pessimism. She went into it with the mindset that she wouldn't sell for less than what she paid. Not sure why she changed her mind, but it's shocking how much she lowered her expectations in the month I didn't see her. Just hope the new neighbours...

Flood property. How do we recover?

I've been away for over a month due to family emergency. She initially told me she wouldn't sell under her purchase price so it didn't cross my mind. While I was out for a walk today the same thought struck me. When I told my parents she was selling they were interested, but the timing just...

Flood property. How do we recover?

So I bought a townhouse in Yeronga last year which flooded. Checked the map, knew it was on a flood zone and decided to take a gamble. Fast forward to the present, everything is back in shape and it looks pretty fantastic tbh. Anyway, my elderly neighbour who also completed repairs...

Insurance for units... how does it work?

I am thinking of insurance in a block of townhouses.

Insurance for units... how does it work?

I have been looking at various body corp /strata title insurance plans and I am quite confused. I understand that unit owners have contents insurance, and the building is covered by the body corp insurance. So say the kitchen in a unit gets damaged in flooding... does that count as part...

    New station for Yeerongpilly

I'm curious to see what gets built as part of the development. The TOD interim report showed that residents want retail facilities and a CityCat stop. I wonder if any of that will materialise. I for one would like a CityCat stop. :)

    Buying process in Queensland

Might be odd question - but is your solicitor supposed to return you copies of documents including costs, proof of registration etc?

Yeronga Townhouse - On flood map! What to do?

Thanks for the effort! Yeah we are hoping there will be some cg rubbing off from the upmarket apartments. Apparently there are a few more blocks being built as part of the master plan. With all these high density developments, maybe a new shopping centre might be on the cards?

How much is reasonable for convenyancing?

I'm paying almost $800, so I'd say that's reasonable. Anecdotal evidence suggests that you get what you pay for in some instances.

Yeronga Townhouse - On flood map! What to do?

brrmm: That's a very valid point. The longer I live there, the higher my chance of encountering that monster flood. We really like the area and the property (which is probably why we haven't just given up completely on the idea), and we figure insurance should make good whatever damage takes...

Yeronga Townhouse - On flood map! What to do?

I am thinking that with Wivenhoe dam, we can assume that any further flooding won't go up above the roofline. It would take a monster deluge to bring back that kind of flooding. Anyway, just went to have a look at the townhouse and confirmed that all of them are built on levelled ground which...

Yeronga Townhouse - On flood map! What to do?

Perp: I've had a look at home and contents with Suncorp. Not too expensive at all. Around $670 a year for classic. If Suncorp is not too bothered by the flooding issue I don't think I should be either. willair: The interactive mapping on those links you provided were quite helpful. I kind of...

Yeronga Townhouse - On flood map! What to do?

Perp: My wife is of a similar opinion, but I'd still like to be sure that I'm not buying into a property that will turn out to be a "lemon". It's a really good street with good neighbours, which is why we're still trying to see if there is a silver lining. Insurance is a good solution like...

Yeronga Townhouse - On flood map! What to do?

The offer has been accepted, and I neglected to put in a due diligence cause.. Like I said, there is only the potential for flooding. The townhouse is relatively new, so it would have been flooded out before. With regards to the ARI, the property flood report says it is Q100+500mm but the...

Yeronga Townhouse - On flood map! What to do?

Thanks for the insight willair. Good to get an opinion from someone who has seen real flooding first hand! I guess these days drainage is better developed and managed, so the danger of a repeated 1974 style flood has become less of an issue. I've sent you a PM with a few more details ;) This...
