    Advice on negligent agent please

Hi Hoping someone can help with ruling or precedence on an issue with an agent. We have a rental property in VIC, and late last year gave tenants 120 days notice to vacate. The tenant vacated about a month before this advised date, and provided 14 days notice to the agent. However, the...

What areas in Melbourne are good value at the moment?

Agreed, Nunawading is seeing plenty of attention at the moment due to its great amenities and still relatively affordable prices.

    Settled but missing some keys

Hi all, I'm after some general advice on this matter. We settled on a property a week ago and when we picked up the keys they only had two. No keys are in any of the cupboards at the house. After a few days of pestering we got another 3 keys, however still not a complete set... We are missing...

    Cracks & crazed paint

Hi all, House just purchased has a fair few cracks - largest being maybe 3-4mm wide. It also has one room with paint severely crazed. I have attached some photos. For the cracks, can this be easily and effectively repaired? I have seen videos of using a tape, and another using a mesh type tape...

Carpenter, Plasterer, Floor Polisher in Melbourne

Hi, I've done some searches and found some tradespeople but a lot of the topics are quite old and some numbers not found anymore etc. Can anyone recommend a good carpenter, plasterer and/or floor polisher servicing the eastern suburbs of Melbourne? Carpenter - opening up two doorways into...

Building and pest inspection Melbourne needed

I would recommend Houspect - they were able to do both same day for me, and both gentlemen who attended were great, able to explain all the issues while I was on-site. Highly recommend being on-site when they finish up regardless of who you go with HOUSPECT Building Inspections T (03) 9808...

    Enclosing carport legalities

Hi Somersofters, I have read some of the old posts about converting a carport to a garage, which obviously requires council approval, however in my case the existing carport is enclosed except for the back. The carport has a roller door at the front and both sides are fully enclosed. It's...

Where to spend $390k in greater Melbourne

Agree with the sentiment on Ringwood. Such a hub in the outer East with good CG prospects. Good yield at the moment (for Melbourne) and still affordable. Look at Ringwood East too - much more leafy and "liveable".

    Valuation reports and time delay

Property reports from Residex and the like are great to get a gist and a summarised list of recent comparable sales, however as Wunderbar said, they are NO replacement for on-the-ground research!!

    Matching floorboards?

Thanks a lot for your advice guys. Much appreciated. I would rather get matching timber than stain the pine as from what I recall (haven't settled yet) the pattern is quite different. Not sure what specific species either of them are, but will take photos and enquire at a few recycle centres...

shower base tiles - which size is better?

Don't forget smaller tiles = more grout = more cleaning! I'd agree with 300x300. I don't mind the cuts in the larger sized tiles though to be honest as long as they're neat.

How does this investment stack up in your opinion?

Agree with others about price seeming out of line given relative sales Is the actual price 365 or is the "estimated range" 365 and is going to auction?

    Matching floorboards?

Hi all, Just purchased a property which is all carpet, but underneath most of it is some beautiful old hardwood. Part of the house however is an extention and I believe has some kind of pine. Is it feasible to get someone to come out and replace the pine with some new/2nd hand wood that will...

Can you recommend a good savings account?

I do this too except use Commbank instead of Westpac. I don't pay any bank fees with this set up and Ubank's 6.51% is the best I know of.

Higher property prices require higher deposits which take longer to save for FH Buyer

Also don't forget the power of inflation - your avg FHB salary will be more too... i.e. their capacity to save 60,000 today is the same as ~67,000 in 3 yrs time.

Melbourne - Auction of one top end property

Middle range in eastern suburbs of Melbourne has not been very strong at all over last few weeks from what I've seen. 5 of 6 auctions attended passed in with NO bidders. The one that sold had 3 bidders and went for a song. Very very quiet.
