John Fitzgerald's "7 Steps to Accelerated Wealth"

Yep. His book is still one of the best out there. I would just recommend to a new investor not to buy through them. As I said, if you are time poor or need some hand holding then find a good buyers agent.

John Fitzgerald's "7 Steps to Accelerated Wealth"

The second (after Somers) IP book I read was his 7 Steps to Wealth. I thought it was a better book than Somers, even though there are somethings I disagree with (ie buying in new housing estates, and his land over units fallacy) to varying levels. I went and visited Custodian in Drummoyne and...

    Why negative gearing sucks!

Perhaps a large percentage of -ve geared properties are not OTP therefore for credibility's sake Nathan shouldn't have unecessary linked them;)

    Why negative gearing sucks!

 Question: Why are you linking off the plan to -ve gearing? -ve gearing is no more relevant to off the plan than +ve gearing. There is no real link.

    FAQ: Books & Authors

    1. How to buld a multi-million dollar property portfolio - Michael Yardney This book will show you precisely how the vast majority of property investors invest. Specifically how to use debt, structure loans etc. Yardney favours buying second hand property that you can add value to - but that's...

What property "experts" do you rate?

I just read Margaret Lomas's most recent book. She had a fair old whack at Yardney and particularly got stuck into Chan and Naylor. Anyone who is offering a mentoring program for $15k realy needs to physically find good properties for the client to buy. And Chan and Naylor - I've met a lot of...

What property "experts" do you rate?

I've got to say that Margaret Lomas's smile really annoys me. I haven't seen her TV show but I'm guessing she talks through her teeth. Never understood the school of thought that teaches TV women they must smile at all times especially when talking. It's fake and looks ridiculous. She seems...

    What's your view on apartments?

You need to check carefully but rules of thumb: 1. If the unit block has elevator or pool or gym then your body corp/strata fees sky rocket 2. Some are just a p1sstake anyway. Always check. I've seen some peole buy into unit blocks and not be able to sell because the strata fees are so high...

    What's your view on apartments?

That's enough for 4 deposits. Don't bother renting it out, just live in it from the get go. Commuting is a pain in teh rrrrrr's. As a pure investment I wouldn't advise buying in Melbourne, but if this doubles as a place for you to live in so you don't have to commute then I endorse it. Select...

    What's your view on apartments?

    1. DO NOT TOUCH STUDENT ACCOM OR SERVICED APARTMENTS LIKE QUEST UNDER ANY CIRCUMSTANCES. The best deals in inner city market are usually one of these. They look tempting because the yield is so good and the price is so cheap. Make sure you check first. If you want more detail on why these are a...

What property "experts" do you rate?

All spruikers Geizekamp - buy block on outskirts of city and sub divide Dr Hayek - Off the plan. Once headed up Pulse Property. He's pretty good and a nice guy, but I shy away from off the plan, spruikers, and anyone whose advice is "buy my stock". Mark Rolton - property options. This guy...

    Melbourne's comparable suburbs to Sydney's

The guy at the start of the thread pretty much named them. There's nothing in Melbourne as bad as Shalvey, Bidwill etc. Last time I ventured out that way the Shalvey shops was in some sort of cage apparatus with barbed wire. All the single Mums are 120kgs and bus drivers refuse to do their...

    Melbourne's comparable suburbs to Sydney's

Frankston, Scumshine, St Albans, Broadmeadows, Werribee, Noble Park. All pretty ordinary areas. I'm not a Melbourne local so some others might be able to elaborate further.

    Melbourne's comparable suburbs to Sydney's

Hurstville = Box Hill Parra = not really anything comparable. Hornsby = also not really anything. Maybe Ringwood.

    2 townhouse architectural drafting quotation

3 DAs between us, a problem with 1. That's still a 33% outcome. It's not unreasonable to estimate that maybe 1 in 6 or 7 council architects give a draftsperson a hard time. The old "I went to uni but you went to Tafe therefore I will criticise your inferior work" unfortunately is not uncommon...

Get out of Sydney for $7,000 - would you?

Can't see a lot of people jumping at that. At most it will spur into action people who were already considering it. - Move to the country where wages are much less than $7k. And that's just in 1 year - Sell your Sydney property that will most likely grow by more than $7k per year that a...

    Perth management fees (too high)

I'd say Canning Vale are colluding as well. Whole of Perth seems to be 8.5% + gst. I'm paying 4.5% in Sydney, and around the 7% mark in Melbourne, Brisbane, and Adelaide. Perth seem to be price gouging.

Demolish and build two or build one at the back?

Depends on council first and foremost. They will have a rule stipulating the land area and frontage needed to be able to do a Torrens title sub div. If you are eligible I'd suggest doing it because your resale value will be a bit higher. You need to check that. It's very rare that I see a duplex...
