Is it to late to place a caveat?

There's a property that has just sold two weeks ago exactly that I have a vested interest in and was planning to place a caveat on. Is it too late or do I have just enough time if I go in first thing Monday morning?

    Information on placing a caveat

Sorry for the delayed response. I bought a property with a relative. Unfortunately the property was in their name (as I was temporarily unemployed at the time). I paid half of the deposit with my life savings and completed all renovations myself over a year. At completion we were supposed...

    Information on placing a caveat

Thanks for the reply Terry_w. You were very helpful. I sought pro bono legal advice a few weeks back regarding the caveat. Upon what I explained to the solicitor she believes I definitely have a caveatable interest. Later on after the meeting I was a little unsure whether I needed the...

    Information on placing a caveat

When placing a caveat on a property, do I only have to provide proof of a caveatable interest if the caveat is challenged? Or do I have to provide proof when lodging the caveat? Thanks

Thanks for the reply Terry. I know he would only be able to pay it once the property sold.

Put a caveat on a property for debt owed?

Do you think sending an invoice and following up in court could be a viable route? Or should I place a caveat and wait for it to sell to collect my money?

Put a caveat on a property for debt owed?

I have a signed agreement between myself and my brother basically stating that we would split the profits for the work I completed once the property was sold. It wasn't witnessed though, but it was signed by both he and I. I do have a lot of photographic evidence of me working on the property...

Put a caveat on a property for debt owed?

Hi guys.. I stuffed up. I made the mistake of doing business with family and it's coming back to bite me in the bum... I lent my brother half of his deposit for a house and I also completed a full reno within and out on the promise that when it was completed he would give me a share of the...

Breaking lease, agent wants to advertise at higher rent

Sorry, I have one month left on the lease after my date of departure. And the lease was for six months. I don't mind the agent and LL chasing extra rent if they can get it. I just want to know my rights within the law. And I don't want to be taken advantage of so they can take a month to find...

Breaking lease, agent wants to advertise at higher rent

We are breaking our lease one month early as we are moving into our own home. I know that I am responsible for rent until either a new tenant is found or the current lease expires. I have been informed by the agent that they will be advertising the property at a higher rate than we are...

Signed contract, no news from agent

Thanks guys for your input. We received the contract back today. Our solicitor had been hassling them also as to where the contract was and apparently it was just the bank taking their own time to do things.

Signed contract, no news from agent

We just heard back from the agent, they said it's just the bank being slow, there's no problems and they will let as know as soon as it arrives. We will see...

Signed contract, no news from agent

Hi guys, thanks for your input. Sean M we probably are being a little paranoid, but it?s still rather annoying when we were told that our offer was accepted and congratulations etc and that we?d get the contract back within 24 hours and then to be still waiting a week later. As it?s going to be...

Signed contract, no news from agent

It went to auction a week before we put an offer in. Apparently no one turned up to the auction. I'm down in Tassie... the property game is a little different down here compared to the mainland.

Signed contract, no news from agent

A week ago we signed a contract after having our offer accepted. The property was a mortgagee sale and we were told that the contract had to be posted off to the bank to be signed and it should be back within 24-48hrs... a week later and we still haven't heard back. We did contact the agent...

GST on purchase of new townhouse

I doubt our conveyancer would put it in writing now. Especially as we have signed the contract on her advice already. The property is in dire need of a renovation. It's only just livable in it's current condition... I guess we should be right.. hopefully
