Weep Holes Filled - Need advice?

Thanks guys. Sorry about the slow reply. I'm not sure why they were filled? pests maybe? I did use a combination of a stanley knife, small chisel and managed to get most of it out of each weep hole.. but with some weep holes I can see foam behind the bricks but probably not much I can do...

Weep Holes Filled - Need advice?

Hi all, I was hoping to get some advice on a weep hole issue at my PPOR. The house is on a concrete slab - brick veneer about 20 years old and generally in good condition. Long story short some of the weep holes were filled with expanding foam. I have done my best to remove this but in...

    Sydney Painter - Hornsby area

Thanks both of you! I've got Joe coming around Friday afternoon to give me a quote and found a nice chap off Gumtree who did a quote this morning. Didn't think to look there. First quote was $6500 to paint the whole thing inside including doors, trim but not the roof. 12 days work for 2 guys...

Sprayed/Bumpy Gyprock? How to get rid of it?

Interesting thanks. I just did some searches on Granosite and it definitely looks like that but I'll scrape off a sample to be sure. I'm hoping it can be removed with the right chemical. Sanding it off would be a killer. Not sure why someone would put it inside as you say!

Sprayed/Bumpy Gyprock? How to get rid of it?

Hi team, Well I've just settled on our new PPOR. When going through it again yesterday I noticed some of the internal walls seem to be sprayed Gyprock. It feels and sounds like gyprock when I tap it (ie not concrete). But it looks terrible I can't repaint with it there. It looks similar to a...

How I got from just a PPOR to multi millionaire retiree in 5 years using only OPM.

I haven't been on SS much lately, but couldn't help re-reading this thread to check on any updates that have come through. When drawing down on the Margin loan for your living expenses, aren't you mixing up your deductable and non-deductable debt?

Are people migrating home from Australia?

That pretty much sums me up as well - My salary here is similar to Aus and it has just been a base to travel. I have enjoyed my time alot and have seen heaps of Europe, more than many would in a life time. My IPs are still ticking away nicely at home. It's a cool country but couldn't stay here...

    Small Developments - Recommendations

I have read those two books and they are both quite good (one was quite expensive though from memory). I also bought the DVDs from smartpropertydevelopment.com -> site seems a bit crappy but the content and presentation was good.

    Hornsby Council LEP/DCP and Subdivision

Does anyone know in Hornsby if you can strata a duplex rather than subdivide, allowing duplex builds < 1000sqm? I've seen this mentioned in other threads but not sure if it's an option at Hornsby Council. I've gone through their DCP/LEP and can't find information on it. Thanks, Grimey

Submitting offers subject to "satisfactory feasibility" for development

Thanks for the reply. I thought that was an option you would likely use for a larger development, where the DA could be difficult to attain and the vender is aware their block is a development site. I was more looking to get some time to do a proper feasibility (by town planner or architect)...

Hi team, This is related to http://www.somersoft.com/forums/showthread.php?t=56057 I'm currently looking at land in the Hornsby LGA and some of the blocks appear to be suitable for a duplex but have a large slope towards the road (maybe 20-30 degrees). Does anyone have experience building...

    Hornsby Council LEP/DCP and Subdivision

Hi team, I'm starting to look for Duplex land anywhere in the Hornsby Shire LGA and just want to make sure I'm understanding the LEP/DCP correctly regarding subdivision of the Duplex/MUH on completion. It is my understanding that you can build multi-unit housing in Residential A (where...
