Sydney Market at top - calling a severe correction in 2018-2019

I never said they outperformed land, but buying land isn't always an option, many people who bought apartments in Parramatta 3-4 years ago probably couldn't afford land. We're just starting out and bought an apartment in Sydney for our PPOR. We would have loved to buy land but we can't afford...

Sydney Market at top - calling a severe correction in 2018-2019

I've met plenty of people who have made money with apartments. If you look at how much some of these Parramatta apartments are selling for at the moment compared to pre-boom, fair whack of money. I do agree with Sash though, those apartments are not a good idea.

    PPOR in Sydney, suburb suggestions

Yes, thank you for asking. We ended up buying in Belfield, which is a bit crap from a public transport POV, but I hate public transport anyway. We wanted to buy in Beverly Hills but there haven't been any units up for sale for a while, and the rental we're living in (in Beverly Hills) is falling...

    Any Recent Fixing Regrets?

We are doing half our loan at 4.09% for three years and half at 4.15% for one year. I agree with you, I think it is a good deal, especially with the 100% offset. I'm nervous at fixing for three years but we have a while until settlement so will see how fixed rates go.

    Any Recent Fixing Regrets?

Spludgey, we are planning on the 4.15 fixed for a year as well, but I'm thinking with the cut today it may go lower. Thoughts? TM Bank too.

    Double glazing windows in Sydney

Thanks, a bit to think about and work out! Does anyone have any recs for companies? (apart from Magnetite)

    Double glazing windows in Sydney

$1100 for two windows sounds like a lot. That's why I was thinking it may be more expensive.

    Double glazing windows in Sydney

Is that more expensive than traditional double glazing, where they take the windows out?

    Double glazing windows in Sydney

Has anyone done double glazing in Sydney? Who did you use? There's so many places and types, I'm not sure where to start! ETA: for noise reduction rather than thermal issues.

    REA issues

Thank you, that sounds like a good way of thinking about it.

    REA issues

So if they have an asking price instead of an "offers over", you should still treat it like an "offers over"? We offered the asking price and knew no one else had signed on Wednesday. They said they wanted to wait until more people saw the place on Saturday, but now they've cancelled the...

    Buyer's agent?

Thank you, I'll have a look.

    Buyer's agent?

I'm wondering if I should get one. I'm getting really over dealing with REAs and looking at dozens of properties. I've read about what they do and it sounds good. How much do they cost? This is for a PPOR in South-Western Sydney.

    REA issues

Thanks all. We made an offer of the asking price, asked for an answer today, and they didn't reject our offer but they rejected our time limit. They wanted to hold on to the offer until they showed more people through on the weekend. We rescinded, we want to be able to look on the weekend and...

    REA issues

Haven't made the formal written offer. I didn't know I could put a time limit. Would it be reasonable to say by Friday if we sign today? I would like to be out looking on Saturday if it's rejected.

    REA issues

It's really frustrating. And can't always work out for them either, as you said, you were willing to pay more. How long can they sit on our offer for? (with a signed contract and 0.25%)

    REA issues

I'm not sure how I should deal with this. The agent is taking multiple 0.25% deposits and having multiple people sign contracts. I haven't dealt with this before, other agents seem to just get the highest offer to sign. Is this normal? It doesn't seem ethical. We do want this house, but he's...

    PPOR in Sydney, suburb suggestions

Thank you. We looked at an apartment in Pitt St we liked, but I think being so close to the pub it would be noisy. It's a convenient location otherwise but I think the noise would do my head in. Nothing else we saw on the weekend we liked, we'll just keep looking and I'll ask you if we like...

    PPOR in Sydney, suburb suggestions

Looking at five with my requirements within my budget today. As you said though, it's a "Wishlist". I'm happy to budge. Thanks Logan, good to get a locals perspective. I think you're right, next to housing commission doesn't sound ideal. What are the local shops and restaurants like? Today...

    PPOR in Sydney, suburb suggestions

Yeah, I like Arncliffe too. Most of it at the moment is OTP (which we're not doing!). There are a couple though. For this one, they want $600k http://www.domain.com.au/property/for-sale/apartment-unit-flat/nsw/arncliffe/?adid=2011723331&sp=5 Which is $65k more for it than another apartment...
