    How do people here work out how much to fix? Never had to think about fixing before now. I currently have 100% offsets - Say if I have 5 loans and don't intend to break any of them for 3 years - should I fix say 4 and keep one still variable so I can place all extra fund into that offset?

    You could get the monthly eStatements but if you want to have them exported to an excel sheet for example for accounting purposes it only goes back a few months. This is what I have found.

    Westpac has been really good to me so far in term of loans. I also have loans with 2 other banks although I find them to be harder to deal with. I will try to spread around more.

    Sub-dividing two houses on one land - council restrictions?

    The vendor has had quite a bit of trouble selling these I believe, they were asking around $600k to start with. $480k is still asking too much. The banks look at it from a fire sale prospective - how much would it sell for? The buyer pool is very small indeed.

    I was told that until settlement, you do not own the property so the insurance cover you've taken out is not valid. They are happy to start charging you the premium but if you need to claim something that's when they will say you are not covered.

    I have bought 6 properties sight unseen. You have to pay to do the inspections etc. I actually find I worry less with these properties - ignorance is bliss. The ones I have gone to inspect I just worry over the smallest things which don't matter anyways.

    We just signed a contract to buy a west gladstone queenslander. This will be our second one in this area. We are quite comfortable about having two there. From an industry point of view the whole thing hasnt even started yet. We dont believe its too late either.
