    Flooring experts please!

I use metho after sanding, it is supposed to pull the oil out of the boards- gives a better finish. I've found you only need to sand after the first coat, the rest should be fine. The difference in look between 3 and 4 coats makes it worth it. The ones I have done have stood the test of time...

    Flooring experts please!

My floors I do with intergrain ultra floor in gloss. I do 4 coats, the third coat is ok and the 4th is WOW! Lightly sanding in between.

    Flooring experts please!

Hey TMNT did you wash the boards with metho before coating, I found that can give you some roughness after the first cost if you don't.

Buy -> cosmetic Reno -> revalue

Yep, I would factor in your wages at $100 per hour for all the time you spent arranging the deal. They are not asking for receipts so don't know how your breaking down 'Reno costs'

Buy -> cosmetic Reno -> revalue

Hi Bez, In theory what you paid for the Reno shouldn't affect the valuation. The valuation should be the current market price. Having said that the valuer so have seen are tough to push when they have access to the price you paid for the house. The way that has worked for us is to really...

    ecollect.com.au

Hey, about 2009 we sold out house to a guy that didn't show up for settlement after delaying settlement four times, no notice, nothing. We sold the house for 12 grand less as it was a falling market and he overpaid originally. Our solicitor said let it go, and we thought we are sick of people...

Work in progress - dynamic visualiser

Definitely looks interesting. I didn't particularly mean you were over analysing, just some people I know who have been 'thinking' about buying but can't take the jump. Hopefully your program will help them get the confidence to jump.

Work in progress - dynamic visualiser

Part of me thinks you are way over thinking it, part of me thinks if it helps the super analyser to enter then all the best! Just don't wait another decade.

Routine Property Inspection Results - Which items to prioritise and cost?

Hey, I think that is good they are staying. Now you can spread this work out. I would do the fire alarm ASAP. Get a plumber to quote on the leaks and get them fixed ASAP. You can them take the time to get multiple quotes on the other items, and fix them over time as to not annoy your...

Routine Property Inspection Results - Which items to prioritise and cost?

Hey, I usually do most of the work myself so not real good with prices, but I would imagine that for 5k you should be able to get the oven door fixed, the plumbing fixed, resheet / tile the bathroom and replace the smoke alarm, (and paint internally) which would tick the main issues off the list.

What is it about inala ??

Having worked in Inala for 15 years I can tell you that it is mostly stigma. This was mostly caused by the 'Inala court house' which heard crimes from all over the south side. However everytime a case was mentioned so was 'Inala'. "A man appeared in Inala Magistrates Court today over the...

    Renos for non-toolies

It obviously will never be as good financially as if you do some yourself. I don't touch electrical or plumbing but have taught myself most things over the years. I reckon if you want to learn you can quite easily especially things like painting, fencing and landscaping. If I wanted to learn...

"You are the average of your five closest friends"

I believe it doesn't matter how much money your friends have its about their attitude. I don't care if friends have money or not, if they are negative 'poor me' type people I can't hang around them long. Negative people bring you down so quickly.

Renegotiating after B&P inpection and ramificaitons

Hi, If you can't get negotiations done in time you can ask for an extension to the 14 days b&p due to needing more time to work out costs etc. this would need to be done through your solicitor. If your negotiating for a discount I would do it through the real estate not your solicitor...

To buy or not to buy

Hi, don't feel crushed, it's never too late to start. You don't have to start big. I've never earned more than 45000 but have built a nice portfolio. A recent purchase I made was a unit for $156,000 rents for $280.00. You don't need to stretch yourself to get started.

Who has bought a GENUINE cashflow+ IP in the past 12 months under $300,000?

Yep we decided to see what sort of reductions are possible. Made offers on 4 properties with around the same starting price. We got one to $165000 but were keen to keep going. from my experience people are afraid to put in low offers, My strategy is to only look at properties that have been...

Who has bought a GENUINE cashflow+ IP in the past 12 months under $300,000?

We just settled on a property in coalfalls (qld) for $150000 and rented for $290.00. Was originally on the market for $229000 so we had to negotiate hard.
