What searches do you think are a must?

That was indeed an important one! Yeah I can't understand the point of a Bankruptcy search either.

What searches do you think are a must?

Hi all, What searches do you think are a must when purchasing property? Obviously it will depend a little on the property. My conveyancer has recommended a pretty big list!: Title search Registered Plan Easements Town Planning Certificate Full rates Property Notices Building Records...

    loan structure for new IP

Hi all, I'm hoping the clever cookies here can provide some opinions on loan structuring. I am about to purchase an existing house, which I wish to rent out for a period of time (say 3-4 years) after which I plan to demolish the house, build a new one on it, and live in the new house. I...

    Removing a pool (Perth)

had a quote in BNE recently. $4k to demolish and dump 8m concrete pool. expect another few $k to fill and compact. So lots of $$$ but much less than $15k. Big part of cost will depend on whether they can get access with a big machine. If they can't, it will take a lot longer and the cost goes...

also keep in mind you'll be liable for pool safety inspections and fencing, etc. which is a huge hassle in QLD anyway.

South Toowoomba - is this a good invesment

6 months ago I lived in Mt Lofty. It's a great suburb with a good rep. Geoffrey St itself is a good location. Mt Lofty is much more affluent than South Toowoomba, generally speaking. That said, I'd never buy OTP.

    Residential subdivision in Logan

Hi all, Can someone tell me what's involved in getting subdivision approval in Logan? There is a property I'm interested in which is 20m x 90m (1800sqm total), and I'm wondering what the process would be for subdivision and what it would cost. My most probable course of action would be not...

    loan structure question

ok guys, so it sounds like a private ruling from ATO would be a good idea, eh? How does one go about doing this? Through a tax agent? Can you recommend one who knows this stuff inside out?

    loan structure question

thanks Rolf. The IP is 100% in my name, so a spousal sale would work, however I understand that would be subject to stamp duty and furthermore we try and keep assets in my name rather than my wife's, as she is in a litigious occupation.

    loan structure question

Hi all, Quick version: can I convert a paid-down simple loan to LoC and then let the credit mount up towards the limit against the house so as to increase the tax deductability? Long version: - I significantly paid down a PPOR with a simple (redraw) loan - I made a couple of redraws over time...

light fitting damage and inaccessible downlight transformer

doh, unfixable - transformers cannot be located despite removing a few bits of ceiling. Oh well, looks like the tenants get new, different light fittings.

    Compliance expense before rental availability

great, yep this was converting a PPOR to IP so these costs ought to be claimable based on what you've said there. Cheers all.

    Compliance expense before rental availability

yep will see what my tax agent says, just wondered if anyone had come across the same thing? How about the cost of doing a depreciation schedule, again just prior to the property being made available for rent?

    Compliance expense before rental availability

Hi all, Quick question. I know that generally expenses are not claimable unless incurred after the property is available to rent. However I was wondering about this one - costs of pool safety inspections and certificates in order to make it allowable to rent? Costs were incurred a few days...

North Melbourne roof repair - $3300?

report it to insurance now, then claim it. That's what your insurance is for. they might deny if you repair first without notifying them.

light fitting damage and inaccessible downlight transformer

I spoke with the electrician and I believe they have been quite thorough in this instance based on what he described. So we'll just get this fixed and hopefully make it so that access is more feasible in the future.

light fitting damage and inaccessible downlight transformer

Anyway I just wanted to see what others think. I tend to agree I guess it's just one of those unforeseen situations where the LL gets to fork out. Might as well replace the transformers and try and move them somewhere more accessible. Doovalacky: it's between floors actually.
