    Tenants knowing your home address

Abrogard, DISTURBING THE PEACE: I don't know what the situation is in your state but there is something in the Residential Tenancies Act NT that can help with this situation. It's a bit of a long and painful process but at least it would be constructive and may get you and your neighbours a...

Changing to independent PM (like self-managed)

Hi BSM, To answer your original question, I would think that whoever did inspections for money without being licensed would be on shaky ground. We are not allowed to send employees out to do inspections unless they are registered agents and we, as registered agents, are not allowed to charge...

    Property Manager Problems

Hi postcard, Dave has a very good point! Also, if the lease is no longer in place I would suspect they are bluffing you. The 50% is on an existing lease usually. Read your Management Agreement to confirm. I am surprised that landlord insurance has not been mentioned by your property...

    Tenants knowing your home address

I have to agree with everyone erring on the side of caution here. Where possible you should definitely keep your personal address private and if you use a good agent, the only details a tenant should have on you is your name which must be on the tenancy agreement (i.e. no need for tenant to...

This is why I like self-managing...

Hi Wylie, Yes - it's funny sometimes you just get properties that attract certain tenants and it's not always obvious which properties will attract which tenant type. We've got a lovely property under management and it baffles me that we get hard hard work tenants each time it changes...

This is why I like self-managing...

Hi Wylie, We occasionally face this sort of thing. We usually try to nut it out ourselves first. We had a tenant recently who thought there was something wrong with the oven. We called in and set the timer, made sure the oven worked, then showed her how to set the timer so she can do it...

Smoke Alarms, what is the go with these annual check ups

Smoke Alarms We check smoke alarms at least once a year while we are doing an inspection. It's a pretty simple check.

Kids and Jobs around the House

Are you serious?!?! As a neat freak with 5 kids he comes home and complains about the state of the house as opposed to cleaning it? His mother was obviously old fashioned too! As for the pocket money thing. My best friend was given $10-15 a week as a child and had set chores to do - which...

Is your agency doing opens this weekend?

Hi AlmostBob :) No trouble at all for us. Once it turned into a cyclone off the the east it sucked our weather away. Sounds like the low is causing trouble further down though; keeping you guys busy! A couple of people I've spoken to swear we will get a cyclone this year - we can only wait...

    Books

I've spent loads of money on books too - love them! Like lizzie I think the touch & smell of a book can't be replaced by a piece of machinery.

Is your agency doing opens this weekend?

luce.rocks - That's horrible! I'd look for a new PM too. Good on you for getting a short term tenant in. Jaggannath - hmmm...OJ & paper - that sounds like a good idea :) Goofy - you sound like an awesome property manager . I imagine your time is too precious to be used up answering...

    Re Agent closing down

My business partner and I made the conscious decision not to have an office (other than our home offices). We have had a couple of cafe meetings but these are few and far between. Most of our business is done either at the property or via email/phone. When we do handovers - rather than just...

Do we serve notice to evict if tenant is late for the 2nd month in a row?

"haha, don't bother until they're 14 days late.. I am doing the EXACT same thing to my landlord right now because they are a complete !@#$! As soon as they send the termination notice, I pay to make it void.. then it starts all over again" Surely you can't be for real! Surely you are a troll...

Anyone else get a massive payrise

I took a massive pay cut ... as in $0 per week at the moment ... to start my own business this year. Absolutely loving it though. Does help to have a partner that still works. I agree with Aaron - less hours at same pay is better than more pay for same hours.
