    Small townhouses vs luxury townhouse?

If it's PPOR then I'd go mega city mansion if it's time for your reward. I wouldn't go high high for an IP as the market is just that much smaller and when money is tight, high end properties suffer the most. If it's not time for your reward then I'd do the smaller 2-3 townhouses and reap the...

+1 on this. APRA tightening will make people do proper feasability rather than 'hope for' feasability.

    Perth Property Market updates

I don't think it is under offer as the price has been dropping. Perhaps it was under offer and it's fallen over? Last week the price dropped more than $50k It's not an 'easy' block, there are road widening reservations and sewer issues but it is comparatively good value.

I did see that one. At R40 it's a duplex or 3-4 apartments. Would be a nice at that price if it was a nice character home you could do a nice townhouse behind. Been a few of those which are good catches

    Perth Property Market updates

A break lease is a blessing at the moment as it gives you time to find a new tenant at the rate you are currently receiving or if your current tenant wants out earlier than can agree to a drop and make up the calculated shortfall to the end of their lease.

    Perth Property Market updates

I think this is a valid idea, the closer you get to the city the better off you'll be in the long term for safer growth. Just remember if you want to put a transportable GF on it that the bank may not fund it so you'll need some cashola.

Ouch. Totally different for me - only 4 houses in Gwelup for rent with 4 bedrooms. 36 in surrounding suburbs and Balga is included in surrounding but totally different market so really only 20 comparable houses. I'd offer one week rent free to get someone in to yours or something like that.

    Perth Property Market updates

Maybe or oversupply? Looks like I have a tenant lined up for a lease end in Gwelup that's in August. An applicant that missed out on the other Gwelup villa. On the downside I found squatter evidence in my Highgate house which had tenants move out about 3 ago. Besides a broken window and...

    GST Annexure - Perth Contracts

Cool, that is my understanding then. It is not you as the purchaser who needs to worry about the GST Annexure when buying a site that may be subject to your own margin scheme if/when you eventually sell. If they are selling subject to the margin scheme to you, then they need to fill it ou
