    Land/Construction Loan

ah ok, got it. Total project LVR would be sub 90% anyway, it's just the initial land purchase that will be 95%, then with the sale of current PPOR we'd free up a heap of spare cash to bring the overall LVR right down when we add the construction to the loan. sub 90% LVR assumes the bank...

    Land/Construction Loan

Shahin - Spoke to a lending manager at RAMS and LMI on the land would be about $13k, so slightly cheaper than BW by $2k. They'll also cap LMI at a 95% lend with the low rate (4.5%) Tobe - we can't do the land and construction in one (I think) as this isn't a house and land package. We'll be...

    Land/Construction Loan

Sorry my mistake. I was looking at the low rate home loan with 4.5% interest but max LVR is 95%. for the 98.5% LVR loan rate goes up to 5.4%. everything else remains.

    Land/Construction Loan

Thanks Shahin Just had a look online and their rates are 4.5% (slightly better than 4.52% @ BW) and allow 100% offset, no application fees (special til 31 Aug) and no monthly fees. Couldn't find any info on their 'risk fee'/LMI though to get an idea of what the $ look like there? Have you...

    Land/Construction Loan

what's the catch? and what are we talking in terms of 'cheap as chips' LMI? :) No x-coll on any loans, all separate equity and home loans secured against individual properties.

    Land/Construction Loan

Thanks Jess. How harsh will their scoring be? i.e. are we talking strong chance of having the loan app knocked back? or moreso the broker has his work cut out for him? I think we have strong serviceability and job stability. BW recently (Feb 2015) re-valued all 3 properties and based on that...

    Land/Construction Loan

A question for the many experienced brokers on here. Partner and I are looking to purchase a block of land inner city for $450k max, ideally with a 95% plus capped LMI (as we only have $45k cash available for the deposit), and then selling our current PPOR to build on the block to become the new...

    Selling Agent Dianella WA

Can anyone recommend a good selling agent for the sale of a development site (R30/600m2) in Dianella, WA. I've scoured RE.com and 'Gerard Butler & Associates' seem to come up a lot, as does Realmark, but just wanting to see if there were any recommendations. We have a renovated 3x1 on there...

    Virgin Credit Card

Dam, I just signed up for the Virgin High Flyer Card, that gets me 1.25pts/$1 on Visa uncapped, the half price flights and 20k bonus points. Main reason I went with them was our work has a partnership with Virgin so I've clocked up quite a few Velocity points so makes sense to keep that going...

90% with (almost) no LMI for everyone!!!

What sort of interest rate is attached to this product? Would it suit someone using equity/savings to upgrade PPOR at around $1m purchase price? Will likely stay there for 5+ years, so by the sounds of it might have the option of refi after that to another product. Have 3 other IP's (incl...

WA to potentially remove paprtment developemt provisions from R30/R34 zones

Canning don't allow multis in areas coded r40 or below. But their scheme is quite old (pre 2010 R-Codes) and there was talk of them reviewing it entirely and that was to be the first thing to go. But now with amalgamations on the table who knows

WA to potentially remove paprtment developemt provisions from R30/R34 zones

Fremantle objected to it, and I think City of Cockburn did as well. As did PIA (Planning Institute of Australia) and UDIA (Urban Development Institute of Aus). But alas, I dare say most Councils were for it :( Sucks for me as my PPOR is a 590m2 R30 lot in Stirling that is in an area that...

    Bathroom not council approved

I'd be more worried about getting that fixed over the Council approval  That said, I don't think you do need approval if there are no structural works and they simply added a bath and toilet to and existing laundry room. Maybe to play it safe contact a private building surveyor and ask them...

    Travel Cash cards

We used a travelex card when we went to the US 18 months ago and that was great. It worked exactly like a mastercard would here where you could use it as an eftpos card, CC, withdraw cash from the ATM etc with no fees and we had no issues. they?re security was quite good too as they called us...

    Brisbane OTP Oversupply or Not?

Hi Andrew I haven't researched that market a great deal so my opinion comes with a grain of salt, but based on the massive number of emails I receive marketing OTP purchases in the CBD, perhaps Brisbane is headed for an oversupply in the CBD. I spent some time in Brisbane last year when...

    Brisbane OTP Oversupply or Not?

this just came across my inbox so I thought I'd share as there seems to be some differing opinions about whether Brisbane is headed for an oversupply of inner city apartments. Interesting article. "The findings of the report point to a continued undersupply of new off-the-plan stock in the...
