    Leaking shower - Megasealed?

$6,000 !!! Ouch. I'm waiting for the agent to get me some quotes. I'm not sure what exactly was done last time, but I assumed it would have been done correctly. The question I now see, is what is determined by the word "Correctly".

    Leaking shower - Megasealed?

5 years later... It needs doing again !!! Not sure what has happened yet, but it has the same problem again. I think I'll look into Brenda Irwins suggestion of the "Prelude shower system from www.decina.com.au".

    Current Fixed Rates

St George Bank today increased their 5 year fixed rate from 8.45% to 8.69%. Their 1 to 4 year rates went from 8.55% to 8.69% also. Is this an indication of how they think rates are going in the long term?

    Question on superannuation for children

I wondered the same when I saw the Sunrise program, and recalled that previously an eligible person needed to be an employee. Even self employed did not qualify. I cannot see that the rules have changed...

Your favourite credit/charge card rewards program

This option comes under the "Financial Services" section on the rewards page, and is called "$100 ANZ Reward Certificate Cashback' for 13,750 points. It is credited to your ANZ card account. They used to be 12,500 points for $100 and 6,250 for $50, but it seems they now only do the one...

Land Only, no income - Negative gearing ?

It's for a friend who bought some land a few years ago, as an investment, and he has asked if he can claim the interest. From what I gather, he will be selling it unimproved, and I feel that my first comment that "the costs will be rolled up to reduce the eventual Capital Gain" would be right...

Land Only, no income - Negative gearing ?

Quick question.. If someone owns land, for investment purposes, but has no income from it, are all the costs rolled up to reduce the eventual Capital Gain, or can they be offset annually against other income, in the same way as Property with a rental income ? Thanks

    Morton Bayside - Brisbane

I'm in Victoria Point, just up from Redland Bay. This area has expanded considerably over the last few years, and is still expanding. Someone else mentioned the new Library about to open here, and we also have a cinema complex being built. Re property movement, we were selling our IP here...

    Your top 5 suburbs

We used to have a shop in the St Marys High Street area, and lived in St Clair. My opinion of the St Mary's shops is that the area was dying (end 2002), don't know if it has recovered ? Mt Druitt however (one station closer to Sydney) seemed the opposite, with good shops and older houses...

    Cheating child support with IP's

I don't know if Child Support is dealy with by Centrelink, or linked in any way, but any IP losses created, are added back to your declared income, to increase your income for any Centrelink calculation purposes. It surprised me at first. eg: say Gross Income is $50k, with IP losses of...

    House Price Crash

This thread made me look back at a house in the UK that we had. I went past it in 2000, and it looked the same as it did back in the 70's From it's original new build cost price of £5,000 in 1963 to its last actual sale price in 2004 of £205,000, it has averaged an annual growth of 9.48% per...

    House Price Crash

You can check actual UK property sale prices 2000-2004 on http://www.ourproperty.co.uk I just looked at a few that I used to have: Higham, Rochester. I paid £10,000 in 1977, it sold Dec 2000 for £127,500, and again June 2002 for £157,500 ( I sold for about £30k in about 1980) Strood...

What should I do....Microsoft releases eight security updates for Windows

It looks like it is.... On checking my annual website stats, only about 75% of the visits are now from IE browsers. With about 24% being Mozilla/Firefox. (based on about 20,000 hits per month) I'd love to switch over to Linux OS myself, but i'm a bit nervous about a changeover.

    interest only on PPOR?

A quick point on converting a current PPOR into an IP at the moment, with regard to CGTax. If you bought the property say, 4 years ago for say $200k, and it is now worth $400k, but with reduced growth only goes up to $480k in the next 4 years. Your actual IP profit will be $80,000 But...
