Obtaining neighbours OK to run stormwater pipes through their yard.

If I was approached I would expect fairly substantial compensation for making a 3m strip along my block very difficult to build on, if I wanted to subdivide. + being paid for the inconvenience.

does a house Alarm add value?

Not for me. In fact if I bought I would probably cancel the monitoring contract. I had one at my previous home, Free install with monitoring contract, waste of money IMHO. No one takes any notice of alarms and by the time the monitoring guy contacts you; and then sends out a security...

Can you negotiate because of stormwater drainage?

Normally the problem with storm water drainage when dealing with an old block is there isn't any. If you then want to extend the house or subdivide the block the council are likely to require you to dispose of the stormwater to an approved discharge point. this can be a real issue if the...

How much time do you spend on your phone?

Based on my last phone recharge less than 80 mins per month on outgoing calls. My last Pay As You Go prepaid plan lasted me 45 days! But I do additionally buy 1.5GB of data a month

    Personality type and jobs

Well I had a Myers Briggs around 25 years ago and showed it to my wife and my secretary (If you can remember those you must be as old as me :D) Both thought the standard sheet had been been written just for me as they thought it was that accurate. The most important thing that it did for me...

Have you considered where your Somersoft threads go when you die?

Understanding the security, accessing my paypal account, understanding how the sales cart works, accessing digital files etc, etc. There is a lot to consider, including who should get the information? . . . It needs to be someone who understands how to manage it otherwise its worthless.

Have you considered where your Somersoft threads go when you die?

Interesting question which I'm currently giving a fair bit of thought to. To me the threads haven't got value. . . . but the backlinks, such as my signature, do as part of my whole web footprint. My digital footprint helps my website. I run an entirely digital hobby business from my website...

Have you consider where your super goes when you die?

Yes I have a binding nomination, but then I have always taken a big interest in my superannuation (Weird or What?) We have also talked with our beneficiaries about the contents of our will.

Sewer easement 3/4 up 990m2 block. What can be done?

Each of the three Melbourne Water Retailers would probably approve around 2-3 build overs a week. (In a previous job I used to be work for a company that carried out the CCTV surveys which are a requirement of the approvals)

    building on piles in WA

Its not just any piles, that's a much deeper sewer than you would find on a typical subdivision block, Those piles will need to be 3.4m deep. For that depth you could well need bore casing so I would be talking to a piling company if you want a realistic idea of the cost

Industry Super Funds? Any good compared to typical Super Funds?

I'm with Vision Super which has averaged around 9% over the last 5 years with the balanced option. Which i am happy with. Decent return without any of the worries of running a SMSF! Life insurance seems pretty good when you are young but not so attractive as you near retirement.

    fengshui and property??

If the person wanted a North face he was obviously practicing Aussie Feng Shui. Chinese Feng Shui is based on the Northern hemisphere so opens the south side of the house to the Phoenix. (Sounds like Passive Solar Design) With Aussie Feng Shui you are in the Southern Hemisphere so the main...

    fengshui and property??

Well i suppose it all depends on how important you think Asian buyers will be to the property that you are considering. I have used some Feng Shui principles in houses not from any strong belief but because they made sense in making the house feel better. Its not just Feng Shui though. Another...

    Cost of drainage easement

One way to look at this question is: If your neighbour was going to make a 3m strip of your land unavailable for any future extension or other development how much would want? 100% of the actual land value of the easement? 50% of the actual land value of the easement? I would expect the value to...

    Outdated covenant

Probably the first thing to consider is the reason for the covenant. If it was really an outdated planning condition then you may have a chance. The issue will probably be if the neighbours consider they are benefited by the covenant and don't want to be next to a subdivided block. there are...

    How Reliable Are Councils?

If it's to do with the water authority (typically a sewer) its the local water board you should contact. Generally in Melbourne they are fairly flexible as long as you pay the fee, and make sure the foundations are below the zone of influence. (See...

    can't sleep. help! overprotective solicitor?

Down pipes not connected to stormwater - This is fairly common in older properties. its no problem if all you are going to do is renovate. . . .it can be a bigger problem if you plan major extensions, Knock Down Rebuild, or subdivide the block. In these cases council can require you to connect...
