Water would generally be off the existing water connection, likewise with sewer. Power would need to go back to the switchboard of the main property and then could have a separate meter depending on the desired configuration.

Brick veneer would have a smaller internal floor plan due to the cavity than a clad or blueboarded construction type with no real benefits to offset that unless you like the looks of the bricks of course. If you're tying it in with an existing building this is important.

Ikea also scheduled to be built soon at Marsden Park, will be the largest in the country. The doesn't affect granny flats at all. With their S94 contributions granny flats are a nice little money spinner for the council.

Is there a toilet in the main bathroom? Unfortunate that the kitchen or living space doesn't open directly out to the undercover area.
