Divorce Settlement - how it works?

To further add: I have had my 2 boys (now 12 and 10) in week about custody for the last 6 years and having a mid week transfer would be too disruptive to the kids. What I do is transfer through the school on Mondays. I drop off in the morning and the ex picks them up in the evening, the next...

Divorce Settlement - how it works?

    1) Total net assets divide by 2 is the usual starting point if all is amicable. Some solicitors start with a claim for one party of up to 100 % of net assets. This is great for the solicitors as it causes a hell of a lot of correspondence between parties (good for solicitors) not so good for the...

    Stolen aerial

Had a supposed break and enter at one of my IP’s. Through the local surf club I found out that the tenant got locked out and decided to stage a break and enter so I would have to fix it all at my expense!! He was quite demanding about his security being at risk whilst I organised the tradies to...

    Blown Fuse Replacement??

So where is the current going? Are you assuming that there will be a current flow to ground in the order of the trip current of the RCD (20-30ma)? What would happen if you were up on an insulated ladder? My brother is an eleco and he used to work on live ccts all the time…….he used to say...

    Blown Fuse Replacement??

RCD’S don’t offer protection in all circumstances. For eg if you grabbed neutral in a light socket and then touched active you would get a nasty shock. On the other hand, if you were in contact with something earthed and touched active the RCD would trip before you’d feel anything.

Vacancy rate almost 0% says REI chairman

I suppose it would be a simple task of just checking rentals on say [url]www.realestate.com.au to see what’s really happening……..

Vacancy rate almost 0% says REI chairman

Hi Jacque, I have a property in Cherrybrook and at one stage vacancies were really bad. The overcommitted landlords sold up and took their profits about 2 years ago and only the “stubborn” landlords stayed on. I was always getting no more than 6-month leases, which is a real pain. My last...

    Installing the throne

If it’s an old bathroom then there is probably a fall in the floor to the floor waste. Bolting a bowl directly to the floor would result in an uneven installation, totally unacceptable. The cement is used to level up the bowl irrespective of the floor. It also solves the problem if the bowl...

    Installing the throne

Firstly, check the instructions for the distance the sewer pipe is to be from the wall for your particular bowl. Check that yours is within this measurement. If your sewer pipe is too close to the wall you will have to invent a way of holding the toilet seat up whilst peeing! Remove old bowl...

    Property Checklist Form

Hi, Running your pen down the mortar line judges how good the mortar is. Houses constructed during the war years had a shortage of lime in the mortar. This causes the mortar to turn to sand over time. If it’s bad you can almost pull bricks out of their locations!

    Binding Financial Agreements (BFA)

Hi Ebbie, Child Support is calculated on your taxable income but the calcs add back in your IP losses otherwise it would be a simple matter of neg gearing to the hilt and you would have no taxable income and therefore no CS liability. What some do to get around this is to set up a business...

    Binding Financial Agreements (BFA)

Hi Ebbie, Marital assets are subjected to a blending process, which starts about 2 years into a marriage and arrives at 50/50 ownership by about year 8. From then on it’s 50/50 no matter who owned what at the beginning. Exclusions are things like recent inheritances, gifts etc they too will...

    Movement cracks

I have an article put out by the CSIRO that did research into wall cracks in a typical house. They concluded that it was problematic in reactive soils (high clay content) and most cracking was cosmetic only. If you have reactive soils trees must be kept away from the house the height of that...

    over committing partner

Don’t do it. I had mates who used to do up written off cars for profit. They finally got together to buy more up market writeoffs by pooling their money but it all went pear shaped once partners / other commitments came along ……….forget it.

    Painting floor tiles

Re-tile it's easy! Hi Joanne, If you’re a DIY’er you can tile over the top of the old tiles. Note that if you have floor wastes they will have to be replaced and raised to the new tile height which is the real time comsumer. Clean the old tiles down with hydrochloric acid and use a...

    Bath Plug

Hi House Proud, The bath can be re-surfaced (spray on acrylic) but no resurfacing technique will be as strong as the original enamel (It will scratch and get dirtier easier). If it’s a quickie for rental purposes I would, as they say in the trade, buff the crap out of the tub with an...

    Help please with joint property

Hi Wrappack, Sat down with my solicitor 2 weeks ago to find out what my defacto partner would get in the event of a split. Well not much it would seem. Defacto law is very different to being married. Defacto law looks more at who has contributed what to the assets. In my case I have multiple...
