    Great site - nearmap.com

Yeah it's much better than google maps as they generally have more recent photos. You don't need to sign up if you want the basics, it'll just have an annoying little window down the bottom.

paid rent in advance, but couldnot get access to the carpark.

Definitely security, the apartment we were in had a button to access the carpark which also gave access to the building

    Open house tips?

Great suggestions, much appreciated :) Now I know what to do with that marble table that was lying around outside! Trying to get as much out of the storage room as possible but it's exactly the same size as the room next to it (which has minimal nicely arranged furniture) so hopefully people...

    Open house tips?

windows are done :) oven is now on the list. I've got all sorts of nice smelling stuff that I can use in the house... just don't want anything too overpowering. There used to be jasmine growing out the back, it's a shame that was pulled out, could have scattered it around! I doubt there will...

    Open house tips?

First open house is coming up this weekend... any tips? The house will most likely be bought by developers and knocked down but I don't want to exclude people who want to live in or rent it out. On the to do and already done lists are: -Painting and minor repairs -Clean up the yards/mow...

Renovation for rent and value adding

You're doing the kitchen, how about the bathroom? Looking at rentals, good kitchens and bathrooms get points from me. Having said that it might not be worth spending all that money... but that's already been covered :p

    Underquoting

Only ever had that happen in Vietnam where they tried to change the, urns out our price was right as we were walking away. Had a car windscreen replaced here though but when we picked it up I found a scratch in the roof. After initially denying it was them the guy agreed to fix it. So we go to...

inherting a house @ 50% its value, need advice

So the father's house will be given to you and you'll take a loan of 50% of the house value to buy out the sister's share? then the house will be 100% yours with the father having lifelong tenancy? Depending on your family relationships it could work or it could blow up, much professional...

    Auction Clearance Rates

Sounds like a self fulfilling prophecy - media says market is going to crash so people hold off buying, thus causing somewhat of a crash... better not start a media rant ;)

    Problematic tenants

If OP gets the tenants out to fix mould then that might give them ammo for a compensation claim.

    Whos responsibility is this?

Wouldn't it be too late once the sale is done and they've moved in? If anything it might be an issue pre-settlement but then worst case a new oven is $5-600... less for a second hand one which would be better as the house didn't come with a brand new oven!

    is termite/pest inspection necessary

Wow, I thought they only ate wood... obviously I haven't had termite experience :p

paid rent in advance, but couldnot get access to the carpark.

comprehension check: you're only renting a car space? from someone in an apartment block? Definitely ask for refund for when you couldn't use the spot. A couple years ago I was in an apartment and think I remember reading a strata note in the lobby saying people can't rent their spots out...

Would you pay back the tenant...?

Legalities aside I think refunding would be the right thing to do. I assume the renting process is actually easier for you with a vacant house... plus the house is being paid for during the re-rental period.

    Need Tips for removing grout

I hate grout (have also been trying to remove some recently). If you find that a scraper works but not quite, get a razor blade (even better for flicks of paint). Try not to slice a finger off and do it carefully so you don't scratch the tiles... it is a tedious job though :(

    Buying in new estates?

I'd be concerned about the infrastructure being able to accommodate the development. Maybe it's not a problem (yet) in new areas but in established suburbs where you have houses being turned into units, things like roads and water flow can struggle with the increased population

Good agent recommeded for north west suburbs,VIC?

It's a bit hard if you've already met some agents but people (either here or somewhere else) suggested going to open houses to see how the agents are when selling a house. Maybe get a friend to do this for you and get their impression?

    is termite/pest inspection necessary

You'd want a pretty big bond if leasing to termites ;) If it's a concrete house would you still need a pest inspection? Is the main point of them to check for termites?
