Hi there, My tenant wants to break a fix term lease (till June 2014) due to serious illness and my PM basically advised me I cannot get any financial compensation such as re-letting fee as if the tenant takes it to Tribunal, he is more likely to win. Is this true? As I understand his...

Hi all My IP had water leak (wear and tear)from the roof and damaged ceiling. BC will fix the roof but they asked me to pay $250 excess(BC insurance) if I want the ceiling to be fixed. I am a bit confused about this. I understand if contents were damaged then it would be likely I have to pay...

    Property Related Expenses

Depends how you finance but if you use cash from your saving/offset etc you need to consider how much it will cost you as a part of expense. If you use $20K from your PPOR redraw/offset to buy your IP you would be paying $1400/year more for your PPOR on interest rate of 7%.

Advice on Where to Buy in the Perth Inner City Area

Have you done some resarch about new train line to the airport? It will take a while but worth looking. Rivervale...is cheaper not because it is undervalued IMO. Close to CBD though. If it is your PPOR you need to buy something you are happy with after all.

Good to Have as detailed plan as possible. Especially IP is not easy to liquidate compare to other investment vehicles. Better to know what you are/will be doing before you do anything. Some people like planning too much and do not act. Some want to act without planning.
