    I have to wonder, some agencies will take the REIV lease and use it as a template for their own leases. This means that some agencies like to re-word and re-type the leases which would lead to the poor sentence structure and lay out? That would be why the REA is ignoring you, it is their error :).

    Around here the agents simply hand over the entire file. If I take over management of a property that has a VCAT hearing coming up that becomes my problem too. If your current PM is so bad you wouldn't trust them in NCAT would you be better to change?

    I would be more interested in her rental reference, how much rent she is currently paying and if she pays that on time. A single woman in a 3 bdrm house has to pay more but she has less money going out as it's just her and her dog. Better a single adult than a group house *shudders*.

    Hi Zipper, You don't need to do a new ingoing report. The original one is what will be used when the tenant does vacate to check the condition (whether that be in 1 years time or 10 years time!) but a routine inspection might be a good idea.

    I think access for final inspections pest inspections etc. can be a pain when it comes to a tenanted property that has been sold. Along with getting tenants out if the property is sold with vacant possession in time. :)
