    Which floor covering?

Tiles can look amazing but the wrong tiles can also make a living room look clinical. I can only assume the GF is not going for a top end finish, then carpet in the bedrooms is totally fine. I personally like timber that gives a warm feel or tiles with rugs are practical in cold old Sydney :)

    Polished Concrete vs Timber Floorboards

We are targeting professional couples or even single professionals. Its is a 8 unit development with a mix of 2 and 1 bedroom apartments. We are going for a high end finish with bi fold doors, built in appliances, down lights etc etc. We actually do have a flat roof The main reason we like...

    Polished Concrete vs Timber Floorboards

Starting to agree with the fad thing, been quoted $70 a sqm for top of the range grind and sealing. Does seem attractive at that price

    Polished Concrete vs Timber Floorboards

I like the look and with underfloor heating it could be cheaper heating alternative than reverse cycle aircon units. I do get you point that its not everyone's 'cup-of-tea'

    Polished Concrete vs Timber Floorboards

Hello Guys, Planning a unit development in a trendy part of North Perth, and having trouble deciding between Polished Concrete and Timber Floors. The project is a long term hold and targeting professional singles and couples as tenets. Timber seems safer but concrete is all the rage...

To buy an I.P or Renovate my own house?

Agree with doing both but unsure to the actual cash out benefit of the reno's. If the place was a "dump" to start with it might generate more $$$.

    Commercial Lease questions - Newbie

Would have to agree with the agent about most of the clauses you have highlighted. Who pays the building insurance has been debated with a number of my commercial clients and most choose to not to pass it on to the tenet. The main concern is if it wasn't kept current (for a number of reasons)...

    to settle or not

I have had this happen to me before. My settlement agent advised me to hold back a small amount of money at settlement to cover work not done. We did ($1000) and all work was completed a day after settlement!!

Borrowing fund for IP not using PPOR ?

I agree with Rolf but would add that I advise my clients to have the loan on the PPOR ready to go before you start even looking for your first (next) investment property. Having a larger deposit has helped me knock $$$ off the purchase price.

Where is the best place to advertise for investors?

We are looking to advertise for people to invest in a commercial property that we have an option on. So far we have tried newspapers and have only attracted "dropkicks". By putting cash flow positive seems to be counter productive. Property mag's seem very expensive, any ideas?
