    Disappointing auction result

What they did is allowed they quoted in the range. 500 - 550, owner wanted 550. Sounds fine to me. A lot of agents will quote 500 to 550 with the owners resurve at 585

Dealing with Bank vs using Broker

As a lead generator, I have experience in referring direct to the banks and to brokers. I was also a mobile banker for the NAB Overall dealing direct with the bank gives you the ability to discount rates further then dealing with a broker. Each mobile banker knows their limits and a number...

One Big Switch or big flop

Hey all, I just got a letter from the One Big Switch, apparently they do not have any offers for the 40,000plus borrowers which applied and it may take up to 7 weeks for an offer to be generated. I don't believe any lenders or banks are going to touch them. What do you think?

    Under-quoting still happening

The rules within the REIV state that an agent must quote up to a 10% range when LISTING the property and is then able to quote a 15% range when SELLING, but this must sit within the vendors reserve price. If the price changes this must be approved via the listing authority by the owner. If...

    Bank of Melbourne Home Loans

I do believe that BOM will get a greater market share. They are opening 140 branches in the next 3 years. 10 Years ago, they were the dominate force in the home loan market until Westpac took over. They are about to offer introducers % to refer customers to savings accounts. They are...

The purchaser must display a letter from either the broker or bank. Depending on the solicator, they might ask for only the bank. It only happened twice in my r.e career and I asked for the banks letter both times.

    Obvious underquoting

An agent from Sweeny's in Foostracy just got done by the REIV for under quoting. He had to place a full page apology in the paper and was fined $10k What the above is doing is ok, agents have a 15% range when quoting. So $550kplus is up to $632k. So they are clear. The REIV is coming...

    Withdraw from sale

A real estate agent who includes marketing in the com, will just wear it. Unless they place an amount on the authority it's $0. One thing to keep in mind is the authority pieord. If you are withdrawing yourself insist on a letter from the agent as well.
