Re scammers taking Houses for Rental ads from Realestate.com and then putting them on Gumtree.
One was from a Malaysian scammer who asked for the bond to be wired.
Pretty ovious a scam when someone asks for bond money to be wired ...

Have just seen your posting. Yes have definately seen ads put in by agents and its the same no for the PM. No owner would go to all that trouble

Rob shouldnt have to sell up because an agent puts in Tenants From Hell. He has had the property for ten years.
Its time PM do the right thing and screen tenants better

Another guy was arrested on Thursday connected to the Bomb House.
He app swapped prescription drugs for some of the bomb making material.
He then called the police to say he found the material near his home.
Police soon arrested him for swapping drugs for the explosive material...

The Bomb House West ipswich has really put a damper on Ipswich.
Its zoned Industrial and in flood affected area and the owner owns 20 properties in Ipswich.
One particular agent manages a few in the street and put it this way the tenants arent always the best.

An agency charges an owner $40 plus to have a rental listed on Realestate.com.
Then an owner goes to all the trouble of putting it on Gumtree for free also
Doesnt ad up. Why would an owner do the agents work ?
Why doesnt the agency put it on Gumtree themselves ? They deny putting ads on...
The same ad for the rental property is on Realestate already so the agent via the landlord has already paid for the ad. So going to Gumtree hasnt saved the agent / landlord any money.
They go to it because they cant find tenants. Too many houses available
When some Property Managers advertise on Gumtree the same house thats on realestate there can only be one reason

Just curious to see what others who have invested in Ipswich think about their purchases and how their properties are going.
10 years ago when we started investing it Ipswich I remember thinking it will be a different place in 10 years time.
Now the ten years have passed there definately...
Always be careful when wanting to help a tenant out who wants to move in quickly.
They may have an agenda you dont know about.
Always rent it when its ready etc and if they are desperate to move in you dont know the reason.
A PM wont always do the right checks
We heard about this tenant from hell who decided to burn off weeds and grass. He ended up making the fence catch on fire. The poor landlord next door had paid for the fence himself as the owner who had the Tenant From Hell wouldnt pay half for the fence
For those looking to employ a Property Manager in Ipswich there are ones to avoid of course.
