The two car spots are on different titles. Fire rating applied with the western boundary of U2 so have introduced Common property down the entire western side, but doesn't apply to our garage spots.

Surveyor Recommendation - NSW / Parramatta

Be weary of what surveyors include in their Fee Proposals. Make sure they respond to relevant planning sections. ie in Victoria showing ResCode details within 9m and Site Context to clause 55. I've had countless jobs come through my office where the client has had a survey done by "El Cheapo...

I must admit I do get a laugh when talking with other Somersoft forum-ers on the phone about their projects and there's the question "So how's Moonee Ponds going?" :D

So a quick update on the project. I've been in the USA the last month or so, and the project has hit a few milestones. - Construction loan pre-approved, awaiting stamped building contract (due mid next week). $500k build as estimated in the beginning. - Landscape architect finished plans- see...

I was seriously considering the stacker but we don't have enough width to go for two single stackers, meaning there would be a double stacker. You'd have to have a good relationship with the person in the other unit as whenever someone would want to use it, the neighbor would have to shift their...

Yep, I'm sure it's not too hard to find.... how many vacant sites are in MP? :P

Two separate titles, each garage space is owned by respective title. Common property up the west of Unit 2. Then on first floor the title of Unit 2 overlaps ground titles of garage. Once I've got the plan of sub finalized I'll share it here.

Any idea how much 2 x stackers + excavation would be? (we can't stack higher, so will have to go into the ground if this were the case). Cheers,

We've had to settle with 1 on-site park per dwelling (shared double garage). Council seems reluctant to grant on-street parking at the moment, however we will be applying for some on-street permits down the line. We really only need the one spot anyway as I've got my work car and my wife...

Cheers! It has definitely been a longer ride so far than expected, but I guess that's inevitable when developing such a tiny piece of land.

Sorry I've kind of disappeared off the face of the earth - work has been unbelievably busy! About to take some leave so that'll give a good opportunity to focus efforts away from surveying. Planning permit has gone through and we're getting the working drawings finalised + engineering...

Not really enough nautral light to put living on ground floor, there's a two storey house to the east and not much western light. Making the most of the sunlight on the second floor & also using the balconies :)

A few more pics of the proposed development (taken from the planning app). Have removed street names etc. Cheers,

It's handy that I'm doing all the survey work! Yes we are having separate titles on this. Same process as dual occ, however plans submitted in town planning are very detailed to show impact on the neighbors. Only difficulty we have had is a bit of a hold up with council wanting an extra...

I wish we had 246! :P Ours is 217sq.m and we need every last one!

I'll send you through a PM with the address :) We won council support by having our private town planners liaise with council before and after purchase, as well as during the concept design. They responded to the demand for growth in the area by coming up with this clever design. I agree...

Most definitely. I forgot to add there's a street at each end, however the block only has vehicle access from the rear street (pedestrian only from front). But heaps of on-street parking available.

Definitely agree with you, inner-suburbs living with the "feel" of a house. Only thing that's shared is the garage, but that has two separate doors with different entry points to the house / side path. Not sure about Sydney's planning laws- maybe call a local planner :)

Small sites are exciting! The limited space makes for some clever town planning and architecture. I've attached some screengrabs of the concepts with street names removed :)
