    May be easier to just ask the agent to speak to the vendor and organise a few days extension due to public holidays. They will know its a genuine request and if the agent is half decent will work to get it done. This will save new contracts being done.

    I think you will find that the contract may already be in breach if the deposit has not been paid, unless the vendor has not signed, then you can just withdraw the offer. A call to the agent, followed up with A txt message or email to the agent.

    Maybe a 7 on the clock. We are on the move but only just over 2009 highs and not all areas. The cycle is normally 3 or 4 years on the up and we are only 6-12 months in.

    The reduction in time to sell a property had dropped dramatically from 90 days ( 12 months ago) to 7 days thus Making it more difficult to secure a property. The DD needed on a IP often makes it to late, and it's sold before a decision is made.

    common wealth bank variable rate compare here

    Also have 4.8 with CBA. Was higher when I setup originally and then they lowered existing when i purchased again. Just done last one few weeks ago fixed 3 year IO at 5.1%.
