    disclosing address as self-managing landlord

Another private landlord chiming in! I can relate to the paranoia but ultimately its a pretty small risk and comes with the territory. I don't worry about it and just try to pick tenants scrawnier than me. Kidding!

Landlord doing cleaning & repairs rather than contracting out

Terry - that is some seriously creative problem solving right there... I would never have thought of calling TASWA from the tenants perspective. It is state funded after all, right? ;) thatbum - don't worry I don't plan on abusing it! Thanks for taking the time to give us the legal answer. I...

Landlord doing cleaning & repairs rather than contracting out

I don't know of any other easily accessible resource available for landlords in WA. I do try to take their advice with a grain of salt, as more often than not have had contradicting advice from them based on who picks up the phone. One guy was absolutely adamant the advice he gave me was...

Landlord doing cleaning & repairs rather than contracting out

Department of Commerce seemed to think it was an absurd suggestion to claim for my time/labour. They said there would be no way to prove how much time I actually spent. I suggested off the top of my head photos, timesheets and logs, getting a quote from a 3rd party as potential proof... and...

Landlord doing cleaning & repairs rather than contracting out

When I asked this I was thinking more along the lines of bond deductions, as its unlikely it would be worthwhile getting the tax deduction on one hand and having to pay income tax on the other (could be wrong, haven't done the calcs). I will give Dept of Commerce a call and see if they can...

Landlord doing cleaning & repairs rather than contracting out

Currently self-managing my IP's in Perth full-time and have been doing most of the cleaning, repairs and maintenance ourselves to cut down on costs. I know people have mentioned on other threads that eastern states don't allow you to claim cleaning time if you do it yourself, and I assume this...

    Bad tenant

The exact same thing just happened to me in WA. They had mentioned previously wanting to break the lease and after I told them there would be costs involved they promptly stopped paying rent. Had no choice but to issue eviction notice and of course they left, but left the place in a disgusting...

Private landlords - how do you go on holidays?

For most issues I'm sure email contact is fine, but I am worried about urgent issues such as loss or disruption of essential services (electricity, gas, water, hot water) where the tenancy act requires action within 24 hours of notification by the tenant. I guess its calculated risk. Some of...

Private landlords - how do you go on holidays?

I like the idea of an Emergency Home Assist service. Does anyone know if there's something similar for WA? Our RACV equivalent (RAC) does not offer such a service.

Private landlords - how do you go on holidays?

Sounds like the key is to have a relative you can rely on. Unfortunately we don't have any and its not really something I feel I can ask of my friends, so it sounds like we'll just have to suck it up for now and stay in town until we can figure out another arrangement.

Private landlords - how do you go on holidays?

For those who self-manage their IPs, what do you do with your properties if you go overseas for holidays or somewhere without phone reception e.g. camping? Do you have someone who takes over as point of contact for the tenants in case there are any urgent issues, and are they usually a...

    Improperly decommissioned septic tank

They weren't decommissioned at all. The health regulations require you to either remove the tank completely, or smash up the base and backfill. The previous owners did not do anything to the tanks besides cover up the concrete lid with dirt/lawn.

Struggling to find tenants in Perth

I just went through the private letting process for one of my IPs in Perth, received multiple applications and signed a lease in one week. I agree with the others and strongly believe getting some better photos up will increase your chances of finding a good tenant. No offence intended at...

    Improperly decommissioned septic tank

Thanks all for your input. I talked to the WA dept of health and apparently they've been getting an increasing number of calls from new owners having the same issue (old tanks not being decommissioned and lack of disclosure during the sales process). Perhaps its time to lodge a complaint with...

    Improperly decommissioned septic tank

Just discovered this forum so first post hoping to get some advice. Quick intro: currently self-managing a handful of investment properties in and near Perth. For one of these properties, the tenants recently drove their car into the backyard for some reason and broke through the concrete...
