    Anyone help with R15 interpretation?

Hi everyone Got a 880m2 block with R15 coding. My interpretation of resi planning codes is that we can build a single dwelling or grouped dwelling. However the minimum site area for grouped dwelling is 580m2 so therefore even with a 10% reduction in minimum site area, we can't fit two dwellings...

Price finder. Is this a useful tool?

I'm pretty new to property investing and I subscribed to Pricefinder on a monthly basis to buy my last two properties. I found it REALLY helpful to suss out what a property is worth, previous sales and how much a current owner might be able to bargin as you can see what they bought the property...

Hi Guys Must mention Busselton here as compared to Bunbury / Dalyellup the market in Busselton is looking better with yields increasing (still not great but getting better), shortage of land and rentals, FIFO increasing from airport, RIOTINTO opening an office in town.. Might be worth a look...

Selling a property and keeping an investment loan secured

Hi Aaron Thanks for that, yes, I could siphon off IP's to pay out 100k but I was hoping to do that next year use as deposits for next 2 purchases..... I suppose if we pay it out could go and probably go an apply for another loan to use for deposits as overall debt will be lower.

Selling a property and keeping an investment loan secured

Hi everyone Have a query about selling our PPOR which has two loans secured against it. PPOR will sell for 600k. There are two loans secured on the property, one for 350k and one for 100k. The money drawn on the 100k was used purely for purchasing investment properties and repayments are...

IP tennants in common to Join tennants PPOR

Thanks guys, 99 / 1 was for tax implications while it's a rental (the 1 because it's easier if I am on mortgage etc so can operate and make enquiries on bank accounts, rates, property management etc no probs...otherwise each requires operating authority). Just found out costs are around the...

IP tennants in common to Join tennants PPOR

Hi everyone If we purchase an investment property as tennants in common with a split of 99% -1% (99% husband income earner, 1% me no income) and then say in 6months, move into it and it becomes our PPOR, can we change the title to joint tennants without having to pay stamp duty? Have asked...

How to purchase PPOR once investmens are bought?

I've been thinking about this too... A few years down the track for us but so far have figured out that we will need to separate deductable investment debt from non deductable debt via an offset account. Then stash extra $ and savings into offset to be used as deposit and costs for new PPOR...

Taking the plunge and getting first IP

Hi Sammyk I'm relatively new to investing too...couple of IP's, 2 years down path to long term goal. The reason I feel compelled to answer your post is that basically I have come to realise the finance side of property investing is a MAJOR part of being a property investor. Since deciding to...

    Should I consider moving jobs?

MsAli The first thing I would do is have a frank discussion (not about leaving) but about future opportunities, workload, renumeration possibly in your performance review if coming up or just as soon as opportunity is available with most amenable manager. Sounds like you have already had a...

    Aaron Sice saves the day

Good work Ausprop, know the site...nice spot! The Port Geo, Geographe Bay Rd end of Busselton could possibly be much worse off..there are blocks that have been sitting vacant, already subdivided on the beach front 2+ years (and they've got sewer). Building hasn't really started again around...

    Dymphna Boholt

I went to this seminar too. I must admit it was more frustrating for me as the promises of big $$ from showing stories of successful people was missing the details of how they got there and what type of properties, what locations. I get the feeling that if the detail was shown then results might...

    Stories of "down-shifting"

We down shifted 18months ago. Moved house and states, I resigned from public service (which everyone said I was crazy due to 6 figures and public service super). Hubby still works in same profession but we live in a much smaller community, 300m from the beach, better weather, lifestyle, TIME to...

    HELP! Damages Found After Settlement

My friend just bought a property and the settlement was end of July. On the first day they moved in while she was having a shower, they found the recently renovated shower (not sure exactly when) was not just leaking but almost like pouring water from second floor to the ground floor. This...
