Low rise apartment block with lift

But how comparable are the costs of the lifts in 2 such different buildings? What are the usual ongoing maintenance cost for lifts too? Looks like I will look elsewhere now, but I would just like to know.

Low rise apartment block with lift

I'm looking at purchasing an apartment in the inner west of Sydney. It's a 3 level walk up - but with a lift? Why is that? Most of the small rise apartments in the area don't have them, only the high rise buildings do. At this point, this is the only thing holding be back from making an...

    Developer to buy strata building

The building is very old and the repairs in coming years will mount to $250k+ so I see it as the perfect opportunity to sell now - at my price of course! How does a swap even work? Wouldn't one still be up for CGT?

    Developer to buy strata building

I wasn't sure where to post this. The owners in our strata complex have been approached by a developer interested in purchasing the property to build apartments, maximum of 15 levels. There are OPT developments going up all around us. Some owners have suggested to "sell" to the developer...

Pay for Smoke Alarm Maintenance & Inspection: Yay or Nay???

Say I own an apartment in a strata complex. And that complex has an annual fire safety inspection (which includes inspection of my apartments smoke alarm). If the smoke alarm is faulty, they replace it and strata bill you for it. If all is okay then its costs you nothing as the inspection is...

Tenants leave unit a total mess

On periodic "lease" - signed up for 6 month lease, lease not renewed but they stayed there for 4 years. Thick grease on range hood and stove. Dirt and grease stains all over kitchen shelves and doors. Carpet (new when they moved in), not just filthy but worn as thought they've been there over...

Tenants leave unit a total mess

Any recommendations for insurers? And why do tenants always leave the place absolutely filthy when they leave but want it spotless when looking for a place to rent?

Tenants leave unit a total mess

The $1,600 bond doesn't cover to clean and repair the place. And insurance doesn't cover periodic tenants.

Tenants leave unit a total mess

How often should a landlord have to make over an apartment when a tenant moves out? I mean, fresh paint, new appliances, new floor coverings, new blinds and make everything spotlessly clean?

    Renewal of Lease Fee

How do they have the nerve to ask for one weeks rent for re-signing them? Charging a lease renewal fee of $33 I can accept but not a weeks rent.

    Renewal of Lease Fee

Just like the monthly statement fee of $5.50. When asked why the charge when the statement is emailed to me the response is "We still have to print it". They won't budge on that one. Easy money I say.

    Renewal of Lease Fee

Son as guarantor for elderly parents ?

Unless they will carry them up the stairs (no lifts) to level 3 (top floor) where the unit is. Or just leave them in the double garage in the basement.

Son as guarantor for elderly parents ?

The fact that the parents are retired and on a pension and may not be able to pay the rent and the son having guarantee it I suppose. Maybe I should give them the go ahead, I mean what's the worst that can happen, rent go unpaid and have to evict them?

Son as guarantor for elderly parents ?

The PM did mention that the son would be on the lease as well. I suppose he's being a nice son, works hard, earns well, wanting to look after his elderly parents by bring them in from overseas and wants somewhere nice for them to live. I'm not sure has I've had too many late/non payers in...

Son as guarantor for elderly parents ?

Son works in mines earning very good money. The parents are from overseas. So when the rent is late or not paid - chase the son? I think the PM should look for someone better.
