    Dominque Grubisa's Vesty trust System

Why can't a beneficiary of a family trust lodge a caveat for a future benefit, just as they can as a beneficiary under a will. And where would the caveat stand in relation to an existing mortgage, mortgagee's legal costs, agents fees in a mortgagee sale.

    CGT and trusts

Thanks Propertunity, it is a discretionary trust. My accountant wants to treat sales as a business asset and property as stock in hand. And hence sales are profit. I would argue with him. But I have had a brief look at tax cases. ATO can argue if you asked the council about development...

    CGT and trusts

abc pty ltd atf abc trust Please correct me if I am wrong. The above is a trust. It is therefore in theory elligible for 50% cgt discount. (as opposed to a company which does not get 50% cgt discount) The trust objectives are written down that the trust is in the business of long term...

    Depreciation on furniture

you misunderstand. a) Purchase price = $180,000 land/building + $20,000 furniture b) Puchase price = $200,000 land/building + $0 furniture a) and b) has same cost for purchaser, but different cost base for CGT. Best to go for b) then prepare depreciation schedule

    Interest Costs

Stamp Duty on loan is tax deductible, stamp duty on transfer is part of the cost base.

    Depreciation on furniture

It should be noted that a high written down value of furniture as a part of purchase price will reduce your cost base for CGT and therefore increase CGT paid. It is swings and roundabouts, reduce tax now by depreciation or reduce CGT paid when sold.

Cost of "security guard" for rental property

I don't see that qualifications are relevent. I hired a tax deductible guard dog for a building site and he did not have any qualifications except big teeth. :) For vacant properties can use internal lights on timers, put a big pair of boots on the front verandah and put a old pair of overalls...

    Opinions on security doors

A solid mesh screen is better as kids tend to push holes in the flywire type. Also has advantage of being able to see out but not in. The handles on the cheap ones also tend to snap off, and replacement is not cheap ($35). Of course you can't buy replacement handles, you have to buy the...
