Six figure deposit and want to get into Sydney property market

That's what I thought too, why buy in areas where such substantial growth just occurred. What's wrong with the people that think that way????

What have the Somersoft Forums meant to you?

Lots of interesting facts and opinions which permitted me to continue. I stumbled across SS forum when a developer I bought through when starting investing was criticised here, so sometimes bad comments have good outcomes, right? So be always open minded and check out everything before...

See Change and Richard Feynman . let's hype the sydney market thread .

I think they may be coming down to 70% soon, perhaps within a month, if margin calls are being requested in China, what do you think?

Will Brisbane outperform Sydney over the next 12 months?

I would be watchful OTP apartments in Sydney, especially when Chinese stock are down 20%, so they may be subjected to frequent margin calls, perhaps requiring then to recover invested funds from Sydney OTP? Also, Greece default may soon dictate short term consequences on most lending criteria...

    Supply and Demand (realestate.com.au)

Yes I agree, we cannot look at just one indicator, there are so many other multiples to consider, so I would never suggest just to look at CG alone, or say vacancy rate alone, or listings alone, or whether wages are rising in the area alone, etc.... Do you get the idea, it is never checking just...

    too many IPs

Hi, I think this is a personal choice and preference, so in my case I do re-evaluate the portfolio and may decide to do some changes. Yes, I actually decided to offload 2 bad eggs IPs, those I consider less performing, and are with separate agents and in different one common structure. This...

    Strategy question

Agree with the first paragraph, but not ALL Regionals follow Sydney, really do they? The person suggested in the thread that did not receive the expected %CG, perhaps did not purchase at the below or market value? As you know deals are to be found everywhere, depending on the strategy, but...

What do you rate these two areas as?

IP portfolio that performs regardless of market movements!

I just revisited this thread and realised your great progress! I actually like the above two suburbs very much for growth, so well done. A family member even lives in one of them, and I think a friends' bakery is located in the other. Thanks, to SS members, and this forum I decided to continue...

    Poor first home buyers Sydney

Why bother, because that's the choice or option present unless investing elsewhere and renting then... I had lived south west for about 20 years, commuted yes by train for at least 1.5 hours each way. It was doable then so it is still doable now!

Is this reno viable? First time!

Check, if you have Established Capital Benchmark, meaning there is a disparity in the price say like the one you plan to buy and if similar properties renovated sell fro $500K as you assume? The formula assumes you have interest holding costs and it is only a cosmetic renovation or minor wall...

$58K to start with and read on

WOW, your story is so inspirational! You certainly proved you reap what you sow, or give a man a fish and you feed him for a day; teach a man to fish and you feed him for a lifetime. Congratulations, keep growing and learning!:)

Apparently I'm considered "Rich" or "Loaded"...

Yes I have similar story to tell, the next door neighbour, a celebrity sports person, has private business, is on TV from time to time, yet rents the place. Kids are in private schools, they drive expensive cars, wife travels frequently with friends, they have a bookkeeper, a cleaner, a...

    Supply and Demand (realestate.com.au)

As Leo pointed out I am look at more than that, since my strategy is for never to sell, add value via reno if possible, buy at below or market value, buy what is appropriate demographic in the area, as just some parameters... I also like to check CG for the area for the last 10 years, I use ABS...

Anyone remember the days before the property boom?

Yes, I agree, life itself is full of changes.... All asset classes become undervalued, on par an overvalued over time, and picking the right time is a quest for all. I think that's what the thread is about how things and times change, there's nothing wrong with change as it is part of life, so...

Anyone remember the days before the property boom?

Yes, it was the year we bought our first PPOR, similar how you describe it, with having the problem with the banks, being short $5K for the serviceability... Ah, and then at settlement took a whole day off work to clean and paint the house, only to find out some curtains went missing....those...
