    Keep your friends but find like minded investors to 'talk shop' with regarding your investment goals. Your friends will only hold you back if you let them. At the same time you can very well plough ahead with your investment goals and still retain and enjoy your friendship group.

    All the NRAS stuff I've looked into never had a val come in on purchase price. Always under. The agent representing the NRAS stock always had a reason for it too....."oh, it's because they didn't factor in this", "oh, they overlooked that" etc.

    Very little capital growth with student accommodation. Also factor in that come holiday time, most students take off back home (usually overseas) which means you will have an empty apartment for possibly months.

    Everyone I know that lives in Darwin refers to this area as 'Palmer-slum'. I've been there though and didn't think it was that bad. There seems to be a lot of Defence Housing around the area.

    Beat me to it. I'd observed that the rental prices were quite low anyway. I always use the test of, "is there a need for NRAS in this suburb?" If not, then you can bet the developer isn't selling as fast as he would like, so he's had some properties NRAS rated to flog of to 'investors'...
