    I always put my written offer in first, then when it goes to contract, I put my standard clauses in, and before countersigning I then engage in a solicitor, depending on the deal. With more in depth contracts such as options or off-the-plan I will consult my solicitor earlier.

    You would typically only run one 100% offset account, and you're right, Commonwealth bank do not have one, even though they say they do. Suncorp have a good one, with competitive rates.

    You only get what you negotiate. I often start with 50K less than their asking price. If your first offer gets accepted, you have offered too high. You need to find out what motivation level of the vendor is.
