    sold properties website?

Hi, Is there a website where I can look up the prices at which properties have sold for? I think this would be more helpful than just going up to the agent and asking them. I am willing to subscribe and pay for such a service. Any tips would be appreciated. Ray

Can you rent to a beneficiary?

cheers, or should I say, thanks Aceyducey. I'm sure if it is all done above board and a lease is drawn up and market rate is paid, all will be AOK with the ATO. Obviously will check with Accountant first though. And I will try and limit drinking and surfing! I may drown. Ray

Can you rent to a beneficiary?

Thanks for the tip. I found a few threads which are very interesting, if not a little confusing. OR maybe that's because I'm onto my 4th Rum!!! Ray

Can you rent to a beneficiary?

Hello there, I went thru all the posts in the Tax section of the forum looking for a post such as this but had no luck. Thanks though for your tips, and I will have another trawl thru the site looking for other posts. Cheers, Ray

Can you rent to a beneficiary?

Hi, Bear with me here as I am not all up to date with family/discretionary/hybrid trusts just yet. (I have to ask my wife if I am allowed to order Dale's books). We are thinking about setting up a Discretionary Trust, with 2 couples + one kid each, (brother in one couple, sister in the...

    Cairns Update

"I did not know about the power lines in White Rock as i did not see any major power lines at Denver Street ,White Rock where my Duplex's is located. if i call Integral Energy or Ergon will they be able to tell me where these 132000 Volts proposed line will be going through." The 132,000 volt...

    Cairns Update

Oops forgot to say, White Rock also has 132,000volt powerline transmission towers coming into Cairns through part of it. Which can also keep prices from rising too much. My wife and I looked at buying our own residence in Bayview Heights. Lovely little house, stream next door etc... then...

    Cairns Update

Yes unfortunately White Rock has a bit of a lower class stigma to it. I don't know why but it always has. Even though it has Cairns' most expensive high school (TAS) there. And yes, all the southern Cairns development has been in the western side of the highway (White Rock is on the eastern...

    Cairns Update

Hi 4gh1rh, Yes I saw the rates increase in the paper. Luckily for us Whitfield didn't go up much. I agree, every day there is one less cane field and yet another subdivision. I work for Ergon and install the underground power so I get to see a lot of the new developments in the...

    Cairns Update

Glad to hear your Cairns investments are doing well. There still seems to be lots and lots of unit complexes being built, and still more housing subdivisions and now a new industrial subdivision alongside the southern access road (very good spot for light industrial sheds). One day we'll...

    Cairns Update

It was refered to earlier in one of the pages of this thread. It is essentially a semi-new subdivision(10 yrs old I think) that consists of blocks of townhouses (some with pools) and nothing else. No other area of Cairns has this many townhouses in one place. All rentals as far as I can tell. I...

    any advice?

Thanks for that info "thebuildingsurv", The garage is 2.65m High. I have seen plumbers cut the slab also, but the points you raised about the slab height (freeboard) and doorway are quite interesting. Cheers, Ray

    any advice?

Ouch! Thanks AceyDucey for taking the time to read my ramblings and also replying. Obviously I have a lot to learn and I have the enthusiasm of a newbie, not the knowledge of someone who has done it before. My wife and I are just so keen to start, that the idea of waiting 3-4yrs for our...

    Cairns Update

Hi, I live in Cairns and I can only report on what I think is happening. I live about two streets from Unit City as it is called. In my area, One 3bed block home sold for $259K One half a duplex (very nice) sold for $220 One two bed (very old needed new...

    any advice?

Oh, forgot to say, I did also think about sewerage, and yes it will be an issue. I think you can get toilet pans that exit to the rear instead of downwards, but the central bathroom floor drain and the shower cubicle drain would be a challange. Maybe making a small step up into the bathroom...

    any advice?

Thanks for clearing that up Aimjoy. As I said we spoke to the builders who tried to steer us towards a granny flat and today we had a real estate agent give us his ideas. He suggested that if we were to try and make it into a duplex type of arrangement the adjoining brick wall would need to go...

    any advice?

Hi willair, Yes I think the two street access is a bonus as well. As demonstrated by the figures I have posted, we are very close to our lender's (NAB) 80% LVR. And if we go past that we will have to wear the mortgage insurance. That, and purchasing costs, are the two reasons why we...
